Grantsboro is a small town known as the Crossroads of Pamlico County, almost 15 miles east of New Bern. It serves as an economic center for the greater Albemarle-Pamlico Peninsula community, which includes the nearby towns of Alliance and Bayboro. Surrounded by pine forests, farmland and abundant waterways, including the Bay and Neuse rivers as well as the Pamlico Sound, Grantsboro’s appeal is quiet, country living, where weekends are often spent fishing, boating, hunting and hiking.

Realtor Curtis Gatlin with CCA Group grew up in Grantsboro and spent decades as an educator and principal in New Bern before taking up real estate. He describes New Bern as a beautiful, popular place with so many amenities, two riverfronts and, generally, housing prices to match. In Grantsboro, buyers tend to pay less per square foot. “You’re way out in the country, so you get more land, and the taxes are lower,” Gatlin says. Median home prices sit in the low $200,000s, with most houses selling from the high $100,000s to the mid-$200,000s. Housing ranges from historic properties, like 1920s farmhouses, to new construction, including contemporary cottages and New Traditional homes. Most sit on spacious lots, with a median size just over half an acre. Buyers are typically planning to live in Grantsboro full-time, Gatlin says. “They’re getting away from city life… with more privacy and fewer restrictions — people can have a horse, a camper, even a boat in the yard without anybody complaining.”

As a coastal community, Grantsboro keeps hurricane season — from early June through late November — in mind every year. “Most people don’t leave when there’s a hurricane,” Gatlin says. “They stay, buckle down.” Pamlico County’s emergency management team and the local Red Cross step in to share resources like sandbags and free hand-crank radios. “A lot of people just pray everyone is going to be safe and that properties won’t be too damaged because, you know, there’s a lot of water in Pamlico County.”
All that water means more than regular storm prepping. Neuse River tributaries wind through the area, and homes near them often fall into special flood zones, for which most mortgage lenders require flood insurance. Residents rely on a mix of wired broadband and satellite internet, while cell service from major carriers is available but can be spotty in lower-lying areas, especially during storms.

Pamlico County Schools is a highly rated district that serves the community across four public schools – primary, elementary, middle and high. School choice is available mainly through out-of-district transfers, which are reviewed individually under board policy and approved based on available space and administrative criteria rather than a lottery. “I can’t speak highly enough of the school system in Pamlico County,” Gatlin says, having retired from a decades-long career as a teacher and principal in New Bern. “It starts with the superintendents, the local board of education members, who are all past educators… so they have a strong connection with the schools and the families.” Gatlin filled in as principal once in Grantsboro, noting it’s a classic rural school district with small class sizes and a “very supportive community.”
Things to do in Grantsboro, from river boating to golf and church
Life in Grantsboro centers on the water and a neighborly, small-town feel. “Oh, it’s a great place to retire,” Gatlin says. “Not to mention all the local churches.” In fact, there are about a dozen churches within 5 miles of town, many woven into daily life and helping create a strong sense of support. “A lot of them do backpack blessings, and the community gets involved. They fill bins with food and care packages.”
