In the plains of Northern Colorado, just east of the Rocky Mountain Front Range, Greeley is a city with a rich history and a community-oriented atmosphere. Known for its continued success in the agricultural industry, the town began seeing growth in the late 1800s with the influx of farmers and immigrant workers paving the way in the area’s farmlands. The city remains a leader in agriculture and food manufacturing, with its largest employer being JBS USA. Early Greeley residents also established Colorado’s first teaching college, the University of Northern Colorado, which trains more educators than any other university in the state.

Downtown music and the Greeley Stampede
Summer events and holiday festivities bring community members together, from the Friday Fest concert series downtown to the annual Greeley Stampede, the most popular event of the year. The stampede draws in hundreds of thousands of guests and hosts rodeos, live music, carnival rides and more. “Greeley is a fun community with a lot going on," says Randy Moser, a lifelong resident of Greeley and an associate broker with Sears Real Estate. “It’s also a giving community, with people stepping up when it’s needed.”

New developments for a rising population
Many of the residential construction projects of 2023 focused on adding condos and apartment complexes to neighborhoods close to Downtown. “We’re seeing a lot of multifamily complexes being built, and the footprint of a house is getting a little smaller to keep it at an affordable price,” Moser says. East Greeley neighborhoods like Sunrise and Downtown are full of historic bungalows and Victorian-style homes, many dating back to the early 1900s. On the city’s west end, 21st-century neighborhoods like Kelly Farm, West Point and Country Club West feature modern architecture. New subdivisions are continuing to be developed into the surrounding north Colorado farmland, with developments like Lake Bluff, Northridge Estates and Westgate. Houses here have a median price of around $444,000, which is roughly 3% higher than the previous 12 months and slightly higher than the national average of $407,200.
With Greeley’s population growing to over 113,000 people, the housing market has struggled to keep up with high demand. This has caused housing prices to increase steeply in recent years. To combat this low inventory and rise in prices, the City of Greeley Strategic Housing Plan was created with unified goals for land use and new property construction. The city has decided to work towards building neighborhoods with a mix of multifamily and single-family homes that are near commercial areas.

Old farmhouses can be found in the Alta Vista neighborhood.

Ninth Street is the main hub for shopping and dining in Greeley. The city has coffee shops, bakeries and cafes and plenty of sit-down eateries. Farm-to-table fare, classic American grills, diners, brunch spots, pizza places, international cuisine and more can all be found downtown.

Greeley is home to over 2,000 acres of parks, trails and natural areas. The Poudre River Trail is one of the more frequented recreation areas, with over 20 miles of paved pathways alongside its namesake waterway. The 145-acre Island Grove Regional Park is the main venue for the area’s events, from the Greeley Stampede to the Greeley Kennel Club’s All Breed Dog Show. The city also has 3 golf courses.

The Greeley Creative District is home to several art galleries, performance venues, museums and other cultural outlets. Located across the University of Northern Colorado’s campus, the creative district is a mecca for visual and performing arts. There are over 400 pieces of public art scattered throughout the city with rotating artworks inside the Tointon Gallery and sculptures and murals along the streets.

The Greeley-Evans School District 6 oversees 10 elementary schools, five middle schools, four high schools and seven schools that serve kindergarten through eighth grade students. The district earns a B overall grade from Niche and partners with Aims Community College to provide dual enrollment opportunities for students.
Greeley is also home to the University of Northern Colorado. Around 8,500 students attend UNC, which began as a teacher’s college in 1889. The university is a designated Hispanic Serving Institution (HSI) and is committed to providing resources to Hispanic and Latine students to ensure academic and professional success.

U.S. Routes 34 and 85 intersect in Greeley, allowing for a direct route to Fort Morgan, Loveland and other nearby cities. Interstate 25 lies a few miles west and runs north and south to Denver and Cheyenne, Wyoming. Greeley Evans Transit also operates a handful of bus routes throughout town, while the Poudre Express bus provides transit to Fort Collins and Windsor.
The city sees an average of 41 inches of snowfall a year, which is lower than the Colorado average of 67 inches.
