Quiet streets and neighborhood amenities in Stoneybrook
Between Greeley’s northern suburbs and thousands of acres of open fields and farmland, Stoneybrook is a community of over 200 manufactured homes with easy access to the Poudre River Trail and one of the city’s largest parks and event spaces. Around 4 miles from the shops and restaurants of Downtown Greeley, Stoneybrook has private neighborhood conveniences, from a clubhouse to picnic areas. “Stoneybrook’s amenities are what sets it apart from other nearby manufactured homes complexes,” says Marisol Valenzuela, a Realtor with C3 Real Estate Solutions who has lived in Greeley for over 20 years. “In most other communities, you have to pay an extra fee to use the clubhouses or pools, for example, but it is included with your lot space in Stoneybrook.”
Manufactured homes in North Greeley
The streets of Stoneybrook are quiet and walkable, with tall evergreens and oak trees dotting the area’s small front lots. Most of the neighborhood’s manufactured homes have between 1,200 and 1,600 square feet, with three to four bedrooms and off-street parking. Prices range from $45,000 to $140,000, as the community is significantly lower than compared to those in Greeley and Weld County. At the intersection of Street W and V, residents can access the neighborhood’s outdoor pool, basketball court, playground and clubhouse, which can be rented out for private events. “The neighborhood pond is also a big draw to the area,” says Valenzuela. “I often see people fishing or picnicking along the shore when I pass by.”

Dual credit with Aims Community College
Most local students attend Madison Elementary School and Franklin Middle School, which both earn C overall grades from Niche. Franklin Middle School offers a wide variety of extracurricular activities, from wrestling and board game club to the Venom Theater Group and choir. Northridge High School receives a B-minus and offers three STEM Academy course pathways, with classes including 3D modeling, graphic design and architectural design. High Schoolers can also earn tuition-free college credit by taking concurrent enrollment courses in conjunction with Aims Community College.

Franklin Middle School in Greeley has 446 students in grades 6-8.

The scenic Poudre River Trail and the amenities of Island Grove
The 145-acre Island Grove Regional Park is around 2 miles east of Stoneybrook and is home to an event space, soccer fields, a splash park, a baseball diamond and a playground. A short drive north of the neighborhood, the paved Poudre River Trail spans over 40 miles along its namesake river through Greeley, Windsor and Fort Collins. The trail winds through open fields and wooded groves with views of the snow-capped Rocky Mountains, popular among walkers and bikers. Locals can also take their pups to the nearby Rover Run Dog Park for some off-leash exercise.

Rodeos and live music at The Greeley Stampede
Island Grove Regional Park is also the host site of some of the most popular events in the city, including the Greeley Stampede and the Greeley Kennel Club’s All-Breed Dog Show. The Greeley Stampede is the biggest annual event in town, drawing thousands of locals and visitors each year, with rodeos, concerts, carnival rides and games every summer.
