Green Valley is a bucolic suburban enclave south of Frederick. Considered an unincorporated area, the community has approximately 13,000 residents and is about 17 square miles in size. The median household income is $174,221, and many people work in the nearby city of Frederick or in Washington D.C. "The Green Valley area has lovely scenery with rolling hills and meadows and many wooded areas," says Realtor Jim Bass of Jim Bass Group of Real Estate Teams, who grew up in Green Valley and has sold homes there for over 31 years.

Many single-family homes dot the bucolic landscape
Just south of Interstate 70, Green Valley first saw a wave of development in the 1970s and '80s with a healthy mix of ranch-style homes, split-levels and Colonial Revivals on lots that are usually one or more acres. Since the 1990s, the area also has newer builds in subdivisions with new traditional single-family homes. The median home price is about $700,000, which is higher than the surrounding area and significantly above the state median of approximately $450,000. Area properties typically sell from around $400,000 to over $1.3 million.

Sports fields and outdoor areas abound
Considered the recreational centerpiece of the community, Kemptown Park has a large playground, picnic tables, peaceful walking trails, a small amphitheater and sports fields. The public Rattlewood Golf Course offers afterschool and summer camps for youth players. "The Green Valley communities are very friendly, and the Linganore Oakdale Urbana Youth Athletic Association teams are a huge draw for youth sports," Bass says. Additionally, many subdivisions have their own basketball courts and community pools.

Approximately 40 miles outside of D.C.
Green Valley is accessible via Interstate 70 and Maryland Routes 144 and 75, which is also known as Green Valley Road. "One of the biggest benefits is the commutability to Montgomery County, Washington DC and Northern Virginia without having to go through traffic in the Frederick area," Bass says. The Maryland Transit Administration and the Montgomery County Department of Transportation both provide public transportation services near Green Valley. Bus stops are in neighboring communities of Damascus and Urbana, both of which are less than 10 miles away. While there are a number of smaller airports around the area, residents often go to Ronald Reagan Washington National Airport or Baltimore/Washington International Thurgood Marshall Airport, and both are approximately 40 miles away. For medical care, Frederick Health Hospital and Holy Cross Germantown Hospital are about 20 miles away.
Shopping and dining take place outside of town
Green Valley is primarily residential and has very few businesses, most of which can be found along Fingerboard Road. Additional retailers, restaurants and grocery stores are off Routes 144 and 27, as well as in neighboring communities, Frederick and Urbana.

Family farms and entertainment venues all around
Many family-owned orchards and farms operate in and around the community, providing residents with access to fresh dairy products, meat and produce. Some of these establishments also have fruit-picking events, corn mazes, hayrides and interactive tours to meet farm residents, including alpacas, sheep and rabbits. Adventure Park USA, about 7 miles away, offers many amusement rides, arcades, an indoor ropes course, mini golf and bowling. The entertainment venue also has a slew of fun activities, including Friday Night Lasertag and Easter Bunny Breakfast events. The Chesapeake Region Crab Feast takes place at Kemptown Park annually in August. Sponsored by Porsche Silver Springs, the event features a non-competitive, exclusively Porsche car show, a large playground for children and many seafood dishes for the feast.
