Just over the Maryland/Virginia border, Greenbackville is home to a large Golf & Yacht Club known as Captain's Cove. “Unless you’re counting Chincoteague as one neighborhood, Captain's Cove is probably the biggest neighborhood in the area,” says Benjamin Clark, a Realtor with Dockside Properties who frequently sells in the area. “It’s all one development. It’s actually bigger than Greenbackville Proper, which is where the town itself is.” The growing community offers scenic Chincoteague Bay views and several amenities for residents, including a restaurant that’s also open to the public. A large part of Captain's Cove's population is made up of retirees. Those living in Greenbackville may travel to Chincoteague for shopping, dining and events.

"Of the surrounding areas, Captain's Cove has the largest concentration of housing, whether that’s new construction or existing housing,” Clark says. “They are regularly building new housing. I can't think of anywhere else in Accomack County that would come even close to how much new development they have.” Homes vary from small ranch-styles to newly built coastal waterfront houses. Typically, there is a required monthly HOA fee of $156. Homes start at $140,000 and go up to around $802,000.
“We have the normal coming and going of homeowners," Clark says. "But what really makes the difference in supply is the presence of new construction."” Homes in Greenville Proper tend to be older, dating as far back as the early 1900s. Prices range from $170,000 to nearly $243,000. On average, Greenbackville homes stay on the market for 81 days, compared to the national average of 48 days.

Accomack County Public Schools with CTE programs
Greenbackville is served by Accomack County Public Schools, which has a B-minus grade overall on Niche. Kegotank Elementary in Mappsville earns a C grade, while Arcadia Middle and Arcadia High School in Oak Hall earn a C-plus and B-minus, respectively. High schools can enroll in Career and Technical Education programs like computer systems technology and health and medical Sciences. The drive to the high school takes around 13 miles, which could take a little over 20 minutes depending on traffic.

Town Center is the location of several Captain's Cove amenities, including a playground, a golf course and a pool with a waterslide. Residents can play a game of pickleball, tennis or basketball at the Town Center courts. There’s an indoor and outdoor pool at the Marina Club, along with a tiki bar, fitness center and boat ramp. Walking trails offer a scenic spot to bike or walk a dog, or there's a dog park in the Cove Commons area. Captain's Cove has many activities throughout the week, like yoga, a farmers market, and painting classes, as well as annual events like the Chili & Chowder Cookoff.

The Marina Club Restaurant and Lounge is open to the public. They often have specials like $9.95 burgers on Wednesdays, Sunday brunches, and live music on Saturdays. Town Center Grille is a community snack bar. Honoring its past as part of the area’s oyster and seafood industry, Greenbackville has one remaining seafood restaurant, The Harbor’s End. “The saltwater oysters of Chincoteague are mentioned in the Federalist Papers,” Clark says. “So, they are actually a part of our historical heritage.” There are more shopping and dining options in Chincoteague, and events like the annual Chincoteague Pony Swim. “The year-round locals very quickly become the minority,” Clark says. “That’s just how big of a deal it is to the area.”

Car-dependent area with a low crime score
The drive to Chincoteague takes around 19 miles on Virginia State Route 175. Salisbury Regional Airport is about 30 miles north, and Atlantic Community Health Center is close to 11 miles west. Greenbackville is car-dependent with no public transportation options. NASA's Wallops Flight Facility is a nearby rocket launch site with a visitor center. “You can certainly get some good views of the rockets from Greenbackville,” Clark says. “Although you’re not going to be able to see the island itself, you can get a view of the rocket launches.” The area has a CAP Index crime score of 1 out of 10, compared to the national average of 4.
Wallops Flight Facility provides jobs for residents of Accomac, Temperanceville, Atlantic, and surrounding areas, supporting the region's economy with aerospace and research opportunities.
