New plans and opportunities for Dudley residents
Just three miles southeast of downtown Greensboro, below Gate City Boulevard, lies the long-established neighborhood of Dudley Heights. People are drawn here by its affordability, but they stay for a strong sense of community that's been built over generations; many residents’ roots here date back to the 1950s. The location offers quick access to Gateway Gardens, North Carolina A&T, Dudley High and the Historic Magnolia House.

Cozy cottages and affordable bungalows
Most streets here are lined with cozy bungalows and single-story cottages built between the 1950s and ‘90s, often with three bedrooms and one bath; prices range from $100,000 to $200,000. Some homes sit on gentle hills, and lot sizes vary from small to large, but all share a sense of openness, with no fences and plenty of shade from tall oaks. Small front porches and carports are common on each street, and a few homes on Pear Tree Lane feature stone chimneys. In 2020, Dudley Heights was chosen as part of Greensboro's 10-year Housing GSO Plan. “The city funds a first-time homebuyers assistance program that helps provide down payments and closing costs,” says Caitlin Bowers, the City of Greensboro’s Neighborhood Investment Manager. “We’ve modified our programs and are continuing to work on providing educational opportunities to residents of Dudley Heights and other of the identified neighborhoods to not only assist in buying homes but avoiding foreclosure.” Other plans for reinvestment in Dudley include new affordable housing options and neighborhood art.
