East Market Street runs from the heart of Greensboro’s downtown past U.S. Highway 70 into a small suburb called Glendale Hills. Developed in the early 1900s, the neighborhood is receiving newfound attention, in no small part due to its location between downtown and Interstate 840. “Glendale Hills is a great area, especially right now,” says Yuliana Mota Flores, Realtor with eXp Realty who has been selling homes across the Piedmont Triad for 7 years. “There seems to be a lot of renovations and remodels happening to some of the older homes, so it's going to be a pretty promising neighborhood.”
A mix of homes at lower prices
Along the woodsy back streets of Glendale Hills is a mixture of homes from across the 1900s up through the present day. Ranch-style homes and cottages are the most common builds, though buyers will find some Colonial Revivals and the occasional split-level. Mature trees provide ample shade to front lawns and sometimes a layer of privacy, and some residents opt to fence their yards. On the west side of the neighborhood, residential streets are somewhat gridded, while on the east side, they branch off larger thoroughfares. The median home size is roughly 1,200 square feet compared to the national average of about 1,900. Detached homes tend to run from $120,000 to $300,000. The neighborhood’s median price of $170,000 is well below Greensboro’s median of $300,000. Glendale Hills has a CAP Index crime score 7 out of 10, above the national average of 4. The neighborhood has violent crime scores of 8 and 9.
A historic Black high school which partners with a local college
Bessemer Elementary and Otis L. Hairston Sr. Middle both receive C ratings from Niche. C-plus-rated James B. Dudley High School was established in 1929 as Guilford County’s first Black high school and today serves a diverse body of nearly 1500 students. Through the school’s Early College Academia, students can take college-level classes their senior year at North Carolina A&T State University or Guilford Technical Community College (GTCC). GTCC and North Carolina A&T are both about 2 miles or less from most Glendale Hills homes. The University of North Carolina at Greensboro is another major higher education institute, 5 miles southwest of the neighborhood.
Near U.S. Route 70 and the Greensboro Urban Loop
U.S. Route 70 bookends the neighborhood to the south, heading 3 miles east to Interstate 840. Together with Interstate 85, Interstate 840 forms a beltway around Greensboro called the Greensboro Urban Loop. The Moses H. Cone Memorial Hospital is about 3 miles west down U.S. 70. Burlington is 20 miles west, easily accessible thanks to Interstate 40. “Burlington was big in the textile industries, but a lot of those businesses have closed,” says Bertha Young-Poteat, broker with Allen Tate Oak Ridge who has been selling properties for 22 years. “Big industries there today are Honda Aero; Labcorp, which has its headquarters there; and Sports Endeavors, which makes team jerseys.” A few Greensboro Public Transit buses pass through Glendale Hills, such as routes 10 and 22, which both head downtown.
Getting exercise in Glendale Hills, indoors and out
Keeley Park is favorite of children and adults alike, offering a garden center, disc golf course, bike track and a splash pad called the “sprayground.” Another highlight of the park is the ADA accessible Up in the Air all-inclusive playground. There’s an additional playground at Autumn Park, a small green space in neighboring Phillips Avenue. At the Peeler Recreation Center, locals can exercise in the gym, play a game of tennis or participate in activities such as youth basketball and fitness lessons. The Greensboro Sportsplex also features a sizable gym, popular for playing basketball and volleyball. The Northeast Community Trail makes for short hikes, meandering through forests just north of Glendale Hills.
Diverse eating options and a few shopping centers
Food Lion and Dollar Tree are a few miles down East Market Street. More options can be found at and around The Shoppes of Pyramids Village, such as a Walmart Supercenter and Lowe’s Home Improvement. The shopping center is also home to a few restaurants. Super China Buffet serves all-you-can-eat Chinese food, occasionally offering crab legs for an additional cost, while Monk’s is known for their American favorites like cheeseburgers, cheesesteaks and wings. Several other restaurants can be found near U.S. Route 70, including Bayside Seafood Family Restaurant and Bejta’s Pizza & Subs.
Sports, concerts and more at the Greensboro Coliseum Complex
The Greensboro Coliseum Complex hosts musical concerts, basketball and hockey games and other special events from circuses to WWE matches.
