Changes are coming to Greenfield Park
Greenfield Park is Greensboro’s southeastern gateway into the North Carolinian countryside. Highways and a shopping center sit on the northwest corner, but on the other side, it’s fields and forests, with houses filling in the gaps. “It’s a transitional neighborhood,” says Smedes Lindner, Realtor with Allen Tate High Point who has been selling properties for 3 years. “There used to be working farms there, and people came to the neighborhood to be in more of a country-feeling area. Now, you have newer homes coming in.” Convenience is another strong asset of the community, situated between Interstate 40 and Interstate 85, the southern third of Greensboro’s beltway. There may not be many attractions within the neighborhood, but some are just around the corner. “It’s not a destination neighborhood. It’s more of a target for what’s around it like Barber Park,” Lindner says, referring to a favorite park of residents with walking trails, a splash pad and more.

Midcentury ranchers, new constructions and stately custom builds
The housing stock of Greenfield Park is very architecturally diverse. On the west side of the neighborhood, buyers will find midcentury ranch-style and raised ranch-style homes and split-levels on quarter-acre lots with paved and gravel driveways. Closer to the center of Greenfield Park are one- and two-story New Traditional homes just built in the 2020s on similarly sized lots. Stately custom builds sit behind layers of trees along the east side of Wilpar Drive. Many of these homes have between 2,500 and 5,000 square feet of interior space and lots spanning a full acre. All these subdivisions have occasional streetlamps, though sidewalks are usually limited to the newer developments. These single-family homes usually range in price from $180,000 to $400,000, with the larger homes on Wilpar falling on the higher end of the spectrum. Greenfield Park has an overall CAP Index crime score of 7 out of 10 against the national average of 4. However, it scores an 8 in burglary and a 9 in larceny.

I-85 joins Interstate 840 to form the Greensboro Urban Loop, a roughly 40-mile beltway. “Because you’re close to all of those highways, you can easily get to employers in the Whitsett area, Randleman and downtown,” Lindner says. Greensboro Transit Agency bus route 4 comes through a few of the neighborhood’s subdivisions. The line leads north to downtown Greensboro and Kindred Hospital, a long-term hospital for patients with chronic health problems which is about a mile north of the neighborhood.
