Classic homes for first-time buyers near shopping and highways
Although Highland Park’s streets are named after distinguished colleges and universities like Harvard and Princeton, the single-story Minimal Traditional homes and Tudor Revival cottages of the community have more of a modest, yet nonetheless refined, dignity. “It’s classy and classic,” says Jose Castelo-Imperial, Realtor with ERA Live Moore who has sold homes across the Triad for 4 years. “You’re in a semi-historic subdivision that’s walkable and has no HOA. And you’re right next to the Greensboro Arboretum. There’s a mix of people there: some are families with children, and some homeowners are single.” Many buyers are attracted by the community’s proximity to shopping malls like Four Seasons Town Centre and major roads. “It’s a great neighborhood with a terrific location,” says Robert Canner, broker and owner of Robert B. Canner Real Estate who has lived and sold homes in Greensboro for almost 40 years. “It’s right off Wendover Avenue, which is Greensboro’s main east-west drag. It’s got older homes, and most of them are kept in really good condition, but it’s still affordable for first-time buyers.”

Smaller, semi-historic bungalows and stately Colonial Revivals
The bulk of homes in Highland Park are concentrated in the center and south end of the neighborhood upon a grid of streets named after northeastern colleges and universities such as Harvard, Princeton and Trinity. Houses here are on the smaller side and follow Minimal Traditional designs, with occasional bungalows, Cape Cods and Tudor Revival cottages along with a few two-story New Traditional builds. Midcentury ranch-style homes and bungalows line West Green Courtyard and Revere Drive. Many date to the 1900s through the ‘60s, and several are protected. “You have to get permits from the town to work on the exteriors of certain homes, because they’re semi-historic,” says Castelo-Imperial, who has bought and renovated several homes in the neighborhood. But streetscapes continue to change thanks to the care and investment of residents. “The times that I’ve driven through, I’ve always seen a renovation going on and people working on their homes,” Canner says. Homes in the neighborhood’s core tend to sell for between $150,000 and $325,000. Stately Colonial Revival builds sit on the south side of Staunton Drive, with most valued between $700,000 and $1.2 million depending on size. Most provide between 2,500 and 5,000 square feet of interior space. However, these larger homes rarely enter the market. Highland Park’s overall CAP Index crime score is 6 out of 10, which isn’t much above the national average of 4, but the neighborhood gets a 9 in burglary.

Grimsley High is one of the county’s top public high schools
John Van Lindley Elementary sits less than 2 miles east of most homes. Along with Kiser Middle, the school receives an overall B from Niche. Niche awards Grimsley High an overall A and ranks the public high school as the seventh best in Guilford County. The school’s campus resembles that of a college, with separate buildings for different academic departments. Both the University of North Carolina at Greensboro and Guilford College, a private liberal arts college founded by Quakers, are about 3 miles away.

A bevy of restaurants and shops, plus Friendly Center
Food Lion, Super G Mart, Jo-Ann and other stores lie less than two miles west down West Market Street. Specialty grocery stores include Indu Indian Grocery and Cafe and Carnicería El Mercadito, which offers Mexican goods. Both establishments additionally function as restaurants. But this is just the tip of the iceberg of the eating scene. Pho Hien Vuong serves up Vietnamese fare, while Nazareth Bread Co. and Restaurant, located on the west side of the neighborhood, offers Middle Eastern dishes from shawarma to baklava. Both locally owned eateries appear on Eater Carolina’s list of 18 essential Greensboro restaurants. There’s also Leblon Churrascaria, a Brazilian steakhouse where patrons are served 10 different cuts of slow-roasted meats. For even more food and shopping, residents can head up to Friendly Center only 2 miles to the north. “Friendly Center is probably the best outdoor shopping mall in Greensboro,” Canner says. “They have pretty much everything you could want from groceries to movie theaters, and they’re always adding new things.” Stores include Belk, REI and Bath & Body Works.

Pocket parks, a country club and a family fun center
The neighborhood’s namesake Highland Park sits just off Princeton Avenue and offers a playground, swings and tree-shaded picnic tables. At Pomona Park just south of the neighborhood, residents can play or watch baseball on the diamond. Less than 2 miles up Wendover Avenue, the Greensboro Arboretum invites visitors to explore walking trails and 14 themed plant collections year-round. Starmount Forest Country Club stands just to the north of the neighborhood. Beyond the 18-hole golf course played on by Arnold Palmer and other legends, the members-only club features 10 tennis courts, both indoor and outdoor; a swimming pool with a 14-foot slide; and a fitness center with daily exercise lessons. Located on the north side of the neighborhood, Safari Nation Greensboro is an indoor family entertainment center popular for birthday parties and special events with a three-story jungle gym, arcade games, a zipline and other activities.

Connected to Greensboro by highways and a bus route
West Wendover Avenue bounds the neighborhood to the south. Ramps to Interstate 40 sit within 3 miles of ramps to Interstate 40. Interstates 73 and 840 sit about 5 miles to the west. These two highways form most of the Greensboro Urban Loop, a 40-mile beltway which orbits the city. Greensboro Transit Agency bus route 1 passes through the neighborhood via West Market Street. The bus goes as far west as Friendswood and as far east as Downtown Greensboro. Piedmont Triad International Airport is 9 miles away by car, while Cone Health’s Wesley Long Hospital is 2.5 miles up West Wendover Avenue. The Toyota Battery Manufacturing Plant, located 22 miles to the southeast, is expected to become a huge employer. “They’re constructing 12 different buildings on the site. Each will build a battery for a different vehicle,” Canner says. “And along the I-840 beltway, they’re building huge warehouses. You look at them, and you can’t see the end. They’re going to be for battery storage. All of this is going to bring more than 5,000 new jobs.”
