Peaceful and close-knit farmland community south of Greensboro
While some here might need to occasionally plod behind a large tractor, it’s a small price to pay for the space and peace afforded in this rural community about 10 miles south of Greensboro, North Carolina. The Kirkman Crossroad area consists of swaths of open land used to farm anything from tobacco and rotational crops like wheat, corn and soybeans to Christmas trees. Several farmland properties here have also been in the hands of certain families for multiple generations. “And a lot of them [property owners] are related to each other and kind of know what’s going on with each other,” says Smedes Lindner, a broker with Allen Tate Realtors, who grew up close to the area. “If you’re having some problems, someone’s probably going to bring you a casserole. And if you’re selling a house, it’s probably a good idea to talk to all the neighbors because you’re going to anyway.”

Country roads, farmhouses and land for sale
The scenery in Kirkman Crossing consists of narrow country roads cutting through acres of open spaces and dense patches of trees. “It’s a primarily agricultural area. That’s the backbone of the area, farming,” says Kevin Gray, the owner of the Hickory Creek Farm, which sells Christmas trees grown both at its Kirkman Crossroad site and in the mountains of Ashe County. The housing here mainly consists of ranch-style homes and farmhouses, several of which share their lots with barns. Kirkman Crossroad also has a manufactured homes community at the Crown Mobile Home Park. Due to families owning properties for multiple generations, turnover here is lower than in many other communities in the greater Greensboro area. Depending on house and lot sizes, costs go from about $220,000 to nearly $600,000. Open lots can also go from $26,000 for just under an acre to approximately $700,000 for well over a dozen acres.

The Ingram Farm, just south of Kirkman Crossroad, offers more strawberries, which visitors can pick. Those who don’t mind traveling a few miles to the east will find classic American comfort foods at Frank & Larry’s Drive In. “It’s a small mom and pop burger joint out in the middle of the farmland,” Gray says. “They have the best hamburgers in the world, hands down.” Residents here also need to leave the community for their grocery shopping needs. The Sedgefield to the north has a Harris Teeter, while a Food Lion exists in the small community of Jamestown.
