A pocket suburb less than six miles from downtown
Just under six miles northeast of downtown Greensboro is the established, growing community of The Martin Area. “This whole side of town has a lot of open land, so you’ll likely see more and more growth over the next 20 years,” says John Newman, a Realtor with Allen Tate Realtors. The small suburban community is home to a pocket park with a playground, minutes from the scenic Lake Townsend and close to the Pyramid Village shopping center, providing plenty for those who live here.

A new beltway gets residents where they need to go
“Much of the growth is attributed to the development of and expansion of major nearby roads,” says Newman. “You’re close to the recently finished beltway, and you’re by Highway 29, which is a rapidly developing corridor.” That being said, access to a vehicle is a must, as there isn’t any public transportation close by.

A collage of housing styles decorates the Martin Area
“The Martin Area has a good mix of older and newer homes,” says Newman. “There’s a collage of different housing styles, and houses are larger than those in surrounding neighborhoods.” These styles include ranch-style homes from the late 1940s, cottages from the 1960s and contemporary single-story homes from the early 21st century. Houses have an average of 1,200 square feet with three bedrooms. Pine trees tower over residential streets, shading many of the quarter-acre properties. The neighborhood provides a tucked-away countryside feeling despite being only a few miles from downtown. Most homes are priced at just under $200,000 but are expected to increase as the area grows in demand. As houses pop up on the market, investors are snatching them up and flipping them, bringing some price points over $200,000. For the most part, prices in the area range from $56,900 to $174,000.
Martin Area ranch homes are often set on decent sized lots surrounded by mature trees.

Diverse extracurriculars for a diverse student body
Rankin Elementary School is home to a diverse student body of just under 700 students from over 20 countries. The school has an overall Niche grade of C-plus. Next, kids attend Northeast Guilford Middle School, which received an overall Niche grade of C and has a student-to-teacher ratio of 18-to-1. Northeast Guilford High School has an extracurricular for every student, whether that’s K-Pop Club, eSports Club, Girls Who Code or Book Club. The school has an overall Niche grade of C.
Rankin Elementary School is located off Spry Street.
Northeast Guilford High School serves students in 9-12th grade.

Murchie: a pocket park steps from Martin Area homes
Murchie Street Park is a short walk away from most residences in the Martin Area. The pocket park features a small playground and a shaded green area. Just five miles north is Bryan Park, which provides a more immersive outdoor experience. With amenities such as tennis and volleyball courts, horseshoe pits and picnic shelters, the park is a popular spot for local recreation. It’s also a popular fishing spot, as the park borders Lake Townsend. The lake’s marina offers solo and tandem kayak rentals from May to October for anyone looking to explore the length of the lake. Golf fans enjoy the park’s highly-rated Champions Course, deemed one of the best in Greensboro by Golf Digest. The Craft Recreation Center is just over two miles away and provides a way to connect with other community members. The center has a fitness room, game room and several meeting rooms where local organizations gather.
Bryan Park is a large facility including soccer fields, golf, and more.

Groceries, thrift shops and casual eateries at Pyramid Village
To the south of the neighborhood is Pyramid Village, with a Walmart Supercenter for groceries, a Rainbow for thrifting and several restaurants. There are quick and casual spots like Captain D’s and Zaxby’s, as well as a couple of sit-down spots like Red Crab Juicy Seafood and Super China Buffet. To the west residents will find North Elm Village Shopping Center which offers a Harris Teeter, Walgreens, Duck Donuts and Italian fare at Mediterraneo.
