A miniature town of its own
With new homes and additional amenities continuing to be added to the neighborhood, Reedy Fork Ranch is a master-planned community on track to become a small town of its own. This growth has been propelled by developers and community members who see the potential of this verdant nook in the northeast corner of Greensboro. “When the market crashed back in 2008, there were builders that decided to pull out of the neighborhood, and land was just sitting there,” says Bertha Young-Poteat, a broker with Allen Tate Oak Ridge who has been selling properties for 22 years. “It wasn’t until True Homes came and said, ‘We’re going to a take a chance with this neighborhood,’ that the builders came back. And they’re continuing to build.” Location is a big draw to the community. “It’s not at all far from downtown Greensboro,” Young-Poteat says. “And the new Interstate 840 is really bringing residents in.” This highway forms a semi-circle around Greensboro and leads directly west to Piedmont Triad International Airport. Residents also get to enjoy a range of amenities and services at a comparatively low monthly cost. “Reedy Fork Ranch’s appeal is that HOA fees are only $50 a month, but they get you a lot of amenities,” says Jen Matthew, recreation manager at Reedy Fork Ranch. And the HOA is continuing to add amenities. Beyond the existing pools and clubhouse, the community opened a dog park in the summer of 2024 and is currently working on opening a fitness center.
Nearly 2,000 homes and counting
Developers first broke ground in 2003, and aside from a few years after the market crash, they have been adding new detached homes and townhouses to the neighborhood ever since. “Right now, we’re getting toward about 1,900 homes, and we’re going all the way up to 3,200,” Matthew says. “We don’t have a timeline on when the rest will be completed, but there will probably be at least seven more years of building.” Reedy Fork, the community’s namesake creek, meanders through the neighborhood, its tributaries separating subdivisions. These subdivisions branch off Reedy Fork Parkway, which forms a crescent shape on the map connecting to U.S. Route 29. Most homes tend to be two-story new traditionals or single-story ranch-style houses and custom builds. Detached homes tend to sell between $225,000 and $450,000. There are also two townhouse communities within the neighborhood; one is located by the elbow of Reedy Fork Parkway, while the second is closer to U.S. 29. Townhouses typically sell between $200,000 and $320,000. Reedy Fork Ranch has a CAP Index crime score of 2 out of 10, which is below the national average of 4.

Activities and relaxation at Reedy Fork Ranch’s recreational hubs
Community amenities take center stage in Reedy Fork Ranch. A pair of pools, two playgrounds, three pickleball courts and a storage lot for RVs, boats and extra vehicles are included in residents’ HOA fees. They can also rent rooms at two different community clubhouses for events. And the HOA is frequently adding amenities to the community for residents’ enjoyment. In the summer of 2024, a new dog park was unveiled, and a room in the South Village Clubhouse is currently being converted into a fitness center. The neighborhood’s network of paved trails is suitable for walking or biking. “Our trails make one big circle around the neighborhood, and we have several entrances that people can start from,” Matthew says. Bryan Park spans 1,500 acres and boasts an impressive 36 holes of golf, picnic shelters and a soccer complex with 20 fields. The park is only a 3-mile drive west. Boaters can access Lake Townsend from a boat launch run by the Lake Townsend Yacht Club, located just a mile north of Bryan Park. The club offers sailing lessons and a rental fleet of small sailboats and kayaks for the public. Anglers enjoy visiting the lake to catch largemouth bass, striped bass and other fish. Golfers might also check out Crooked Tree Golf Course or Country Hills Golf Course, both roughly a 5-mile drive away.

A North Guilford High program for tech-savvy kids
Reedy Fork Elementary is located in the center of the neighborhood and receives an overall B-minus from Niche. Northeast Guilford Middle and Northeast Guilford High both earn C ratings. At Northeast Guilford High’s Academy of Computer and Information Sciences, students can study coding and data analytics and earn industry credentials that will prepare them for careers in technology and computer science. While the academy is a magnet program, transportation is not provided for students zoned for other high schools. All three schools are within a roughly 3-mile drive of most Reedy Fork Ranch homes.

A Fall Festival and other seasonal events
Several family-friendly seasonal events fill the calendar in Reedy Fork Ranch, such as a Fall Festival. “We usually do it the Saturday before Halloween,” Matthew says. “It’s for adults and kids. We’ll have live music, a bouncy house and vendors offering everything from arts and crafts to food.” The Spring Celebration is another highlight, featuring an egg hunt and a visit from the Easter Bunny. Locals have also formed a few social organizations within the neighborhood such as a book club and a Bible-study group.

Food Lion is the closest grocery store, located 2 miles south alongside a Dollar Tree, a CVS and several restaurants. The accompanying eateries include Rio Bravo Mexican Grill, which serves up Tex-Mex fare; Karonda’s, a sports bar with plenty of TVs and occasional live music; and Country Kitchen, known for its hearty breakfasts. Additional stores such as a Harris Teeter can be found 9 miles southwest at the North Elm Village shopping plaza, along with Santa Fe Mexican Grill and The Cherry Pit Café and Pie Shop, a bakery and casual restaurant.

Close to U.S. Route 29 and Interstate 840
Most of Reedy Fork Ranch’s residential streets are accompanied by sidewalks, which makes walking to many HOA amenities easy. However, as restaurants and shopping centers are several miles away, many locals travel outside the neighborhood by car. U.S. Route 29 passes by the neighborhood and leads 3 miles south to the newly completed Interstate 840, which forms a semicircle around Greensboro. Via I-840, Piedmont Triad International Airport is 18 miles west. The Moses H. Cone Memorial Hospital is about 10 miles south down U.S. 29.
