Summit Hills is a small Greensboro suburb on the verge of a growth spurt. "It was a really popular neighborhood when it was originally built in the late 1960s and early '70s," says Realtor John Newman of Allen Tate Realtors. "But the market has been kind of quiet until recently." Northeastern Greensboro has seen a new spike in interest, which has caused more homebuyers and investors to look into Summit Hills.
The neighborhood consists almost exclusively of ranch-style homes from the 1970s. You'll find that most houses are made of classic red brick with several front-facing windows flanked by colorful shutters. The single-story homes sprawl between 1,000 and 1,500 square feet and often have three bedrooms. Properties are just under a quarter-acre, and since the community is moderately woodsy, most have a few trees spotting their yards.
Prices for housing in Summit Hills are slowly starting to increase, especially as more homes are purchased to be renovated. Homes are primarily priced below $200,000, yet a few renovated homes exceed that. "Recently, a lot of investors have been buying houses and fixing them up to sell them, which has brought a new surge of interest to the area," Newman says. While housing prices rise, potential homebuyers remain interested due to the area's lower prices than other Greensboro neighborhoods. "The area's affordability is definitely a major selling point for buyers."
A major perk of living in Summit Hills is its proximity to shopping and parks. Many residents spend their free time at Bryan Park, about 4 miles north. The park is well known for its two public golf courses, especially "The Champions Course." The course opened in 1990 and is considered one of the best public courses in Greensboro by Golf Digest. Aside from golf, there's plenty else to explore, like a playground, tennis courts, volleyball court and ample nature trails.
Meet your neighbors at the Craft Recreation Center about 2 miles west. The recreation center features amenities like a gym, game room, a playground for the kids and several meeting rooms. There are various classes and programs for those of all ages, including a book club and hockey club for adults or a dance team for teens.
When you need to shop, options abound. The Village at North Elm is only a few miles away and features a Harris Teeter for grocery shopping. The shopping center has a long stretch of additional businesses for you to get a haircut, a manicure or a bite to eat. Restaurants cater to various palates, including those like Santa Fe Mexican Grill and Fuji Sushi.
Students in Summit Hills attend Guilford County Schools like Brightwood Elementary School, which has a student-to-teacher ratio of 15-to-1 and an overall C grade on Niche. Students progress to Northeast Guilford Middle and Northeast Guilford High School. The high school features the Academy of Computer and Information Sciences, which allows students interested in technology and computer systems to gain advanced learning and graduate with professional skills. The school also features many student clubs, like Art Club, Stock Market Club, Music Makers, Book Club and more.
Summit Hills is seeing a resurgence, and with an in-demand location like Northeastern Greensboro, buyers are acting quickly.
