Tucked off of New Garden Road along woodsy, residential streets is a manicured snapshot of Greensboro suburbia. Woodland Hills is an established and highly sought-after neighborhood with the charm of a classic American suburb in the in-demand northwestern sector of Greensboro. “It's all about the location in Woodland Hills,” says Jodi Tate, Head Broker of Blue Door Group Real Estate. “You have proximity to lots of boutique shopping, restaurants and there's real easy access to Downtown.” Parks, shopping centers and high-rated schools surround this neighborhood on all sides. “It’s a fabulous, upper-end neighborhood with desirable schools, and that’s the reason that people purchase there,” says Betty Howard, a Realtor with Berkshire Hathaway HomeServices Yost & Little who has sold four homes in the neighborhood over the past three years. “People only really sell there when they’re relocating for a job or moving into a retirement home,” she says. “It’s very family-oriented and well-kept.”
Classic Colonial Georgian Revival homes
Turning into the neighborhood, Woodland Hills immediately gives off a stately impression. Winding residential streets are framed by neatly landscaped lawns dotted by trimmed hedges, tidy flowerbeds and trees. Lamp posts are spaced at even intervals along the streets, which end in cul-de-sacs encircling grassy islands. Colonial and Georgian Revivals are the dominant home styles, with New Traditional houses and Millenium Mansions dotted in between. With spacious lots and a woodsy, distinguished atmosphere, prices in this neighborhood typically range from $500,000 to $700,000.

Zoned to well-rated Guilford County Schools
Woodland Hills students can attend high-rated Guilford County Schools. Both Claxton Elementary and Kernodle Middle receive an A-minus rating from Niche, while Western Guilford High earns a B. The high school is home to the county’s Academy of Transportation, Distribution and Logistics in addition to the AP Capstone Academy, a two-year research and seminar program. The neighborhood is also just north of Guilford College, a private Quaker institution that enrolls roughly 1,500 students.
Kernodle Middle school has received an overall grade of A- from Niche.
Western Guilford High School is a public school in Greensboro serving about 1400 students.

Restaurants and shopping surround New Garden Road
Bustling shopping centers line New Garden Road to either side of Woodland Hills. Trader Joe’s, Walmart, Target and Harris Teeter are just a few of the supermarkets in the immediate area. Big-box stores selling craft, home improvement, office and pet supplies also surround the neighborhood. And as for dining, residents are spoiled for choice. “There are so many nice restaurants in the Northwestern sector of Greensboro, especially up and down Friendly Avenue. It's hard to choose just one,” Tate says. “I mean, you could throw a stick and you’d hit a nice restaurant.” Melt Kitchen and Bar is aptly known for its grilled paninis, though its duck fat fries are also a fan favorite. Giacomo’s Italian Market provides take-and-bake dinners and premade pasta, but its sandwiches piled high with meat and toppings make for a convenient lunch. “Village Tavern is a very popular local restaurant and bar that’s got outdoor dining,” Howard says. Golden Ticket Cinemas opened its New Garden Road location in December 2023 and has quickly earned a reputation as a go-to entertainment venue for its comfy, reclining seats and pour-your-own beer wall. “That area isn’t far from the Tanger Bicentennial Garden,” Howard adds. “We walk through there every day. There’s a bug garden there, and it’s close to the city’s main shopping center, which is Friendly Center. It’s our only upscale outdoor mall.”

A variety of recreation at the Battleground Parks District
Northwestern Greensboro is home to one of the city’s largest outdoor recreation areas, and it’s less than 2 miles from Woodland Hills. The Battleground Parks District encompasses the Guilford Courthouse National Military Park, Country Park, Jaycee Park and the Greensboro Science Center, each of which is equipped with its own amenities. While the Guilford Courthouse National Military Park is a must-see for all Revolutionary War history buffs, Country Park is popular with locals thanks to its scenic setting against two small lakes. Fishing piers jut out over the water, and kayaks and colorful, animal-shaped paddleboards are available to rent. An accessible shuttle stops at multiple spots around the park, with plenty of trails for hiking and biking. Jaycee Park houses facilities such as sports fields and a 13-court tennis center, where lessons are hosted by Greensboro City Tennis. The Greensboro Science Center lets kids get hands-on with museum exhibits and a petting zoo, plus an aquarium and a seasonal Christmas lights display. Residents of Woodland Hills might also attend youth sporting events at Carolyn S. Allen Regional Park and Athletic Complex, right next to Kernodle Middle.

Residents will need a car to reach most destinations from Woodland Hills. This neighborhood is surrounded by major highways and thoroughfares, with Joseph M. Bryan Boulevard, U.S. Highway 220 and Interstate 840 all within a mile radius. Frequent fliers are within 6 miles of Piedmont Triad International Airport, which is roughly a 10-minute drive west. Downtown Greensboro is less than 10 miles away, while High Point is about 20 miles South and Winston-Salem is 25 miles west.
