Developing suburb just a minute from downtown
Sans Souci is located just 3 miles northwest of downtown Greenville, but it possesses a laidback identity that mixes suburban residential stretches with outdoor escapes. Indeed, “sans souci” is the French phrase for “carefree.” Most locals are quick to mention the Swamp Rabbit Trail as a star example of the unique lifestyle in Sans Souci. This paved biking and walking trail feeds into downtown, but it passes by key amenities and hangouts like locally owned markets. “This is still a developing part of Greenville,” says Rachel Pitman, marketing manager at Swamp Rabbit Café and Grocery. “Sans Souci is a young, hip, first-time homebuyer kind of area. It’s becoming very popular, with people scooping up homes for the past couple of years. There’s even new housing going up near our store, and that used to be empty land.”

Minimalist midcentury homes and new construction
Minimalist midcentury homes are popular in Sans Souci, according to Jennifer Burton, co-owner of Burton, Williams and Co. “Those houses are attractive to people who like the character and charm or are looking for an investment opportunity,” she says. They also represent the entry point of the market, and homebuyers can find a cottage, ranch home or vinyl-sided bungalow for around $175,000 to $250,000. Front yards are decorated with elms, crepe myrtles and shrubs. Sans Souci is starting to see some new construction in subdivisions and town house communities. Those homes are priced at $300,000 to $350,000. For example, a four-bedroom colonial-style home built in 2023 can sell for $365,000.
Some smaller Bungalow style homes in Sans Souci offer affordable options.
Some newer builds also pop up in the Sans Souci redevelopment areas.

Outdoorsy extracurriculars at Berea High
The youngest students in Sans Souci can attend Cherrydale Elementary, which earns a B-minus overall from Niche. Over 600 students are enrolled in the kindergarten through 5th grade institution, which maintains a 14-to-1 student-teacher ratio. Lakeview Middle earns a C-plus, and by 2025 it will have completed renovations that include a second story and a new library. Berea High earns a B-minus, and is known for a range of extracurriculars, from the Climbing Club to the Momentum Bike Club, which is sponsored by Clemson University and explores trails around Sans Souci.
Berea High School serves students in grades 9-12.

A popular bike trail brings people out
The prime outdoor “park” in Sans Souci is a former railroad bed that got new life in the form of the popular Swamp Rabbit Trail. Now a major attraction, this paved path runs 22 miles from Travelers Rest to downtown Greenville, passing through Sans Souci’s west end along the way. In 2010, the Sans Souci Community Garden opened. It now has 20 raised beds and 20 fruit trees. Concerts are held at the garden about 6 times a year, drawing in musical performers from all over the country.

Boutique businesses and big-box stores
Boutiques like the Swamp Rabbit Café & Grocery are representative of the culture in Sans Souci. Here, all the produce is locally sourced. Menu items include sandwiches, smoothies and baked goods. More revitalization appears at Hampton Station, a former mill that still retains a rugged industrial look. “Hampton Station could be described as an outdoor food hall, and is an example of the pockets of development you’ll see around Sans Souci,” says Pitman. With hip restaurant and brewery names like White Duck Taco and Birds Fly South, this is surely a place to experience neo-Southern culture. Large retailers can be found at nearby Cherrydale Point, on the eastern border, just across from Poinsett Highway. There’s also an Aldi and Ingles Market for big-box grocery shopping.

Multiple paths into downtown
Poinsett Highway is served by public buses, and is one of the quicker ways to make the 3-mile trek to downtown. Others prefer alternative modes of transportation, taking advantage of the Swamp Rabbit Trail to bike into the city. “But outside of the trail, it’s definitely a car dependent neighborhood. There aren’t a ton of sidewalks outside of downtown Greenville,” Pitman says. “As far as traffic, Cedar Lane Road is a 6-lane corridor on the south side that sends you directly to downtown, but as you go back deeper into the neighborhood it’s quieter.”
Greenlink busses offer Sans Souci a way to shop at Cherrydale Point.
Sans Souci residents of visitors without a bike can still enjoy the trail with a rental.
