Large lots and spacious homes near downtown Greenville
Condo buildings and apartment complexes sit alongside classic brick cottages and Cape Cods. Many houses sit on lots close, if not over, half an acre in size. The neighborhood is separated from much of the city’s hubbub courtesy of the Reedy River, but sidewalks connect the community right to the center of the city. “What fascinates me about real estate is how a 300-thousand dollar home can coexist on the same block as a million dollar one,” says Celeste Purdie, Realtor with the Greenville Dream Team of Marchant Real Estate. “There’s a reason people pay high prices to live near downtown. The city feel is attractive to plenty of homebuyers.” Home prices trend above the city and national average. Townhouses and single-family homes below 3,000 square feet can cost between $400,000 and $600,000 while historic homes in Alta Vista run anywhere between $900,000 and $2 million. Condo units can sell anywhere between $180,000 and $300,000.

Hip restaurants and shops within walking distance
From bustling breweries to top-rated restaurants and chic clothing boutiques, South Downtown is close to some of the best that Greenville has to offer in way of shopping and dinning. “You’ve got Jianni for Italian, Halls for steak, Rick Erwin’s for local Southern. It’s very eclectic,” Leonard says. Fashion hubs like Custard Boutique and cozy book shops like M. Judson Booksellers are also within a mile of home. For errand runs, McBee Station is just a mile north and has a Publix Supermarket, while August Street a mile south has a Harris Teeter, banking locations and pharmacies.
Though there is no grocery store in South Downtown, Publix on McBee Avenue is a short drive.

Events at the Peace Center and Smileys on the Roxx
Entertainment and activities are within walking distance, with the city’s most popular hubs about a mile away. Part of Greenville County School District, the neighborhood benefits from the eighth-best district in the state, according to Niche. Students begin at Sara Collins Elementary, an A-minus school, and transition to Hughes Academy of Science and Technology, another A-minus school. From here, students head to Greenville High, which earns an A grade and features after-school organizations like International Thespian Society, Medical Club and Reading Raiders.
