A growing city filled with community and local pride
Greenville is a rapidly growing area on the edge of the Dallas-Fort Worth Metroplex, attracting those looking to escape the urban sprawl. The city, once known as the cotton capital of the world, is the enlistment site of Audie Murphy, the most decorated soldier during World War II. He now has a local museum named after him that draws thousands of visitors annually. "We really care about our history and our people," says Micah McBay, Convention and Visitors Bureau manager.
The largest employer in the community is L3 Harris, an Aeronautics firm that employs around 8,000 people. Other prominent employers include the hospitals and the school district. The healthy economy and proximity to the DFW area have helped Greenville grow. "We expect Greenville to hit 40,000 people by the next census," McBay says. "We were at 27,000 for the last one and are now at 33,000. This is after it was essentially stagnant at 22,000 people from 1970 till about 2017."

A variety of homes, from classic to decorative
The city has an eclectic mix of housing styles, from Victoriana and Craftsman to contemporary. The median sale price is $270,000. Neighborhoods Mineral Heights feature ranch-style and manufactured homes priced between $300,000 and $350,000. Large estate houses with acreage sit on the outskirts and carry a price tag between $500,000 and over $1 million. As the city grows, more living spaces are built to accommodate. "We have about 8,000 homes platted in Greenville ready to be built with huge subdivisions going in," McBay says.

The Greenville Independent School District serves 5,400 students and receives a C-plus grade from Niche. The district includes seven elementary schools, Greenville Middle School and Greenville High School. Much of Greenville's retail and restaurant scene is centered around Johnson Street. Town South Shopping Center has several shops, eateries and a Planet Fitness gym. Downtown is home to several local restaurants, modest shops and boutiques. "As we continue to build, new businesses open here," McBay says. "There are lots of opportunities for people looking to open a business." Residents can head to the Metroplex for more shopping and dining, but McBay says they don't need to. "We're kind of a regional shopping area for the small towns around us, especially for the people that don't want to drive into Dallas."

Christmas Wagon Strolls and a parade
Greenville hosts various events and festivities throughout the year, especially during the holidays. Every year, on the second and third weekends in December, Horse-drawn carriages take residents on a Christmas wagon ride along historic Park Street, with several older homes lit up with thousands of lights. The first weekend of December is the Christmas parade, with festive floats, bands and an appearance by Santa in Downtown Greenville. "The parade is always a big hit. Thousands turn out," McBay says. The Lee Street Jamboree is a street party every third Friday in September, the day before the Cotton Patch Challenge Bike Ride, where hundreds of riders take place in the ride around town.

Greenville is home to eight parks that encompass about 220 acres of parkland. Greenville SportsPark is one of the standouts, with nine soccer fields, four volleyball courts, six softball fields and a basketball court. Greenville is also getting the second Gamescape by Cinemark location in the country. The entertainment center includes restaurants, arcades, bowling, a theater and other activities in one location. "They're building one in El Paso and one here and are estimating it will bring 450,000 visitors a year," McBay says.

50 miles from Dallas
Greenville sits about 50 miles northeast of Dallas at the intersection of major roadways. Interstate 30 cuts through the city and runs across Lake Ray Hubbard into Dallas. Highway 34 runs north and south through the center of town and connects with other major highways and the interstate. "We are on the edge of the Metroplex but have easy access to the Dallas urban center," McBay says. "I can jump in my car and go see the Cowboys, Taylor Swift, or anything in the Metro within two hours, with traffic." DFW International Airport is a 65-mile drive away. Hunt Regional Family Medicine and Glen Oaks Hospital are the main medical facilities in Greenville.
Lower crime rates then state and national averages
Violent crime in Greenville has increased since 2020 but has mostly plateaued in the last two years. Property crime saw a spike in 2021 and has gone down more than 50% since then. Property and violent crime rates in Greenville are about two-thirds of the national average.
Like other North Texas communities, Greenville is prone to excessive heat, potential flooding and tornadoes.

Flourishing public parks make Mineral Heights a popular neighborhood for anyone who enjoys the outdoors. Whether it's a round of golf or shuffling the kids to their baseball or soccer games, there is a park for just about everyone in this community. "We have a lot of things happening in our parks system, and the best part is that they're all really well maintained," says Micah McBay, Manager of the Convention and Visitor's Bureau in Greenville. Along with its abundant green spaces, 132 miles of hiking trails and two nearby lakes, Mineral Heights neighbors Downtown Greenville and Greenville Promenade. The two hubs provide restaurants, shopping and entertainment options, along with small-town, family-friendly annual events like the Hunt County Fair and Livestock Show every April.
New three-bedroom ranch-style builds are popping up all over the area, with brick exteriors and built-in garages. In the Ellis Farm and Stonewood Estates subdivisions, residences sit close together along wide, clean sidewalks. A price tag of $300,000 to $350,000 is common for these properties. Mobile home communities are situated off Trader Street, juxtaposing large neo-traditional estates that sit directly across the street, selling for well over $1 million.
Greenville Independent School District students can attend Bowie Elementary School, earning a C-plus from Niche, before moving on to the B-graded Pioneer Technology Greenville Middle School. A relatively short commute away is Greenville High School. Well known for its athletic programs, the school has won state titles in football and boys' track and has produced eight former NFL players. Greenville High School earns an average C from Niche.
Interstate 30, I-380 and Highway 67 provides an easy trip throughout North Texas. At the end of the day, locals know their home when the lights from SportsPark come into view. For immediate healthcare, Hunt Regional Medical Center is less than a mile off Joe Ramsey Boulevard.
Greenville SportsPark is a sprawling complex on the neighborhood's southern end with six baseball and softball fields, nine various-sized soccer fields and four sand volleyball courts. "The parks do a lot for our community, between youth sports and fun activities for our senior adults," McBay says. Wright Park is home to the city's nine-hole municipal golf course; surrounding pocket parks include Graham Park, Jones Park and Betts Park. Hikers can enjoy the 132-mile Northeast Texas Trail, which spans 19 cities across seven counties. To cool off in the summer, locals relax on the shores of the Greenville Reservoir, Cowleech Fork Sabine River, Lake Tawakoni and Lake Fork. Off Interstate 30, kids can run around Splash Kingdom Water Park or enjoy birthday parties at Shenaniganz's bowling lanes and arcade games, and every Thursday evening, they can catch a barrel racing competition at Longhorn Arena and Event Center.
The lively Wesley Street runs north to south, lined on both sides with vibrant shopping and dining options. On the street's southern end is Greenville Promenade, a shopping center that includes Lowe's, Staples and Marshalls, and grocery chains like Aldi and Brookshire's supermarkets. On Saturday mornings downtown, families head to The Greenville Farmers Market for farm-to-table produce and artisan goods. In the evening, Bottlecap Alley regulars enjoy brisket nachos and onion rings. The restaurant takes its name from an alley between two bars in College Station, where staff would throw out the used bottle caps at the end of each night. For a nightcap, locals head to Landon Winery to sample award-winning wines and charcuterie boards.
Greenville is home to numerous small-town events, such as Rally Round Greenville and Lee Street Jamboree in September, consisting of live music, dancing with neighbors, and vendors selling various handcrafted goods. Groups of friends and families attend the Hunt County Fair and Livestock Show every April or the Bob Wills Fiddle Festival in October. Greenville is proud of its creative collection of public art installations, independent art galleries and two well-known live entertainment venues: Greenville Municipal Auditorium, which has seen the likes of Elvis and Loretta Lynn; and the Texan Theater, a recently restored landmark that hosts free events throughout the week and shows that include four-course meals on the weekends.
