Luxurious, coastal living centered around Greenwich Avenue
Greenwich is synonymous with designer shopping, multi-million-dollar estates, country clubs and sparkling coastal views. And Downtown Greenwich, which is centered around the high-end shopping corridor of Greenwich Avenue, is at the core of it all. “The Avenue is the epicenter of the downtown market,” says Jeffrey Jackson, a Realtor with Corcoran Centric Realty who has lived in Greenwich for several decades. He adds that downtown has grown increasingly popular as more restaurants and bars have come to The Avenue. “As I look out my office window, I’ll see person after person walking to grab a coffee, walking their dog, walking to get dinner at The Cottage or Eastend. Greenwich didn’t used to have that vibe,” Jackson says. New residents relocating from New York City are drawn to the dynamic, walkable atmosphere, while long-established residents will downsize to a condo to maintain a presence in Greenwich. Though Downtown Greenwich has gotten livelier, its luxurious appeal has remained the same, as the neighborhood has a vibrant art scene, top-rated schools, striking waterfront mansions and proximity to exclusive country clubs.

Upscale shops and fine dining along Greenwich Avenue
As locals walk down Greenwich Avenue, which they often call The Avenue, they’ll see a range of long-standing designer storefronts and recently added restaurants. “Greenwich Avenue used to be predominantly retail and shopping. It was like the Rodeo Drive of Connecticut,” Jackson says. “With the new town zoning ordinances, there have been around 20 restaurants added since 2014.” In the mornings, many grab lattes and scones from CFCF Coffee. For lunch, there are classic French dishes at Le Penguin, Chinese food at Moli and savory crepes at Meli-Melo Creperie. Eastend is a popular evening spot that serves upscale American dishes and cocktails. Just south of The Avenue sits L'escale, which is the only waterfront restaurant in Downtown Greenwich. Patrons of the French eatery enjoy lobster and oysters as they appreciate sparkling views of the Long Island Sound.
Less expensive retailers have historically struggled to afford the high cost of rent on The Avenue. “Growing up, there was a Woolworth department store. They went out of business, and now we just have department stores like Richards, where you walk in and easily spend $1,000,” says Megan Epand, a Realtor with Houlihan Lawrence Realty who was born and raised in Greenwich. Mainstream stores like J. Crew, Alo Yoga and Sephora can be found on The Avenue, but it's known for having high-end shops like Hermès, Saks Fifth Avenue and Tiffany & Co. These sit alongside local boutiques like Splurge and Michaelangelo of Greenwich, which both stock home goods and décor. For groceries, Downtown Greenwich has Whole Foods Market.

Prominent shingle-style estates and Colonial Revivals downtown
Since they’re at the center of town, Downtown Greenwich lot sizes are smaller than those in neighborhoods like Mid-Country and Back Country Greenwich. Strict zoning regulations mean that housing designs don’t stray from traditional New England styles, so Cape Cod, American Foursquare and Colonial Revival homes fill the neighborhood. Near Greenwich Avenue, Jackson says that older buildings are being redeveloped into high-end condos; prices for condos farther from The Avenue start around $900,000, while luxury condos are priced between $ 2 million and $4 million. Cape Cod and ranch-style homes from the early to mid-1900s cost between $850,000 and $2 million, while large Colonial Revivals and Tudor Revivals from around the same time period are priced between $2 million and $4.5 million. Tucked between Indian Harbor and Smith Cove, the prestigious Indian Harbor Association features peninsula and waterfront estates in a gated, around-the-clock secured community that starts at $5 million and goes up to $30 million. The coastal atmosphere means that flooding can be a concern. According to RiskFactor, waterfront properties have a severe risk of flooding, but the risk is minimal for houses located a few blocks inland.

Country clubs and public beaches near Downtown Greenwich
Downtown Greenwich’s central location plays into recreational opportunities. “People want to be convenient to two things: the coast and their club,” Jackson says. He notes that popular clubs like the Greenwich Country Club and Round Hill Club, where members golf, play tennis, swim and socialize, are both about 10 minutes from downtown. “Millbrook Club might even be walkable. It’s about a mile away.” Greenwich residents can also purchase inexpensive parking passes to public beaches and parks. Roger Sherman Baldwin Park is on a small peninsula in Greenwich Harbor and has a large green field for picnics and outdoor concerts. Kids splash in the pool, play catch on the baseball field or wade into the freshwater beach at Byram Park. There’s also a marina and boat ramp at the park, where boaters launch their watercraft on the Long Island Sound.
Bruce Park is home to Bruce Museum, which has art, natural history and science exhibits, and walking trails that wander past fishing ponds. Kids climb on the playground equipment while neighbors meet up for tennis matches on the courts. For a beach day on a peaceful island with a snack shack, locals board the Island Beach Ferry near Roger Sherman Baldwin Park.

Greenwich Public Schools score A-plus ratings
Greenwich’s school district, which Niche gives an A-plus, is a significant draw to the area. “Many families move out of New York because of the high costs for private school tuition in the city since there’s a great public school system in Greenwich,” Epand says. Children may begin elementary school at Julian Curtiss School, which has an A rating from Niche. Students can progress to Central Middle, which scores an A, and Greenwich High School, which scores an A-plus and is ranked as the fourth-best high school in the state. The high school offers over 350 courses, which include 32 Advanced Placement courses like AP Computer Science and AP Art History.
Though the public schools are highly rated, Epand says that many still choose to send their children to private schools. Rye Country Day School is a popular coeducational institution that’s located 5 miles southwest of the neighborhood in New York. Greenwich Academy is an all-girls school, and Brunswick School is an all-boys academy until grade 9 when the classes meet coeducationally for upper school. All three private schools earn A-plus ratings from Niche.

Art festivals and seasonal events on The Avenue
Greenwich Avenue is the hub for most of the town’s events. In March, bands of bagpipes and floats decked in green traverse The Avenue during the St. Patrick’s Day parade. “The town goes big for St. Patrick’s Day. Thousands come to watch it; the streets are just packed,” Jackson says. The annual Art to the Avenue Festival is where Greenwich Avenue becomes an outdoor gallery displaying artwork by local artists for the month of May. Locals may regularly explore the numerous independent art galleries that dot The Ave, including C. Parker Gallery and Weber Fine Art. Bruce Museum organizes the Outdoor Crafts Festival in spring and the Outdoor Arts Festival in fall at Bruce Park. Shoppers look forward to the sidewalk sales in July, when retailers have racks of discounted apparel, jewelry, home décor and more on the sidewalks in front of their storefronts. Businesses give out candy to costumed kids on The Avenue during the annual Halloween Greet and Treat event, which is organized by the Greenwich Moms group.
One of the most anticipated events is the Greenwich Town Party, held in May. Attendees of the music festival enjoy performances from smaller local acts and a major headliner, along with bounce houses and food booths. “Recently, we’ve had Mumford and Sons and Billy Joel perform,” Jackson says. “Tickets are very discounted, at about $80, but difficult to get. There’s a whole lottery system to receive them.” Since the festival is held at Roger Sherwin Baldwin Park, Jackson says that boaters will dock outside the park to listen to the concert; organizers will even put up screens facing the harbor.
Trains and highways route to New York City
Residents, especially those who have lived in New York, choose to live downtown so they can walk to restaurants and events on The Avenue. CTtransit buses traverse the neighborhood, carrying passengers to other areas of Greenwich. Near the bottom of The Avenue is the Greenwich train station, where locals board Metro-North Railroad commuter trains. “The number of people commuting to New York full-time has gone down, but there’s still a large percentage of people working in the city,” Epand says. The New Haven line departs from the Downtown Greenwich train station every 30 minutes, taking passengers to midtown Manhattan in just under an hour. True to its name, the line also travels northeast to New Haven in about 70 minutes. There are also trains to the nearby areas of New Canaan and Danbury. Interstate 95 runs through the neighborhood, taking drivers 33 miles southwest to Manhattan. The nearest international airport is LaGuardia Airport, about 28 miles southwest, but there is a regional airport closer to Greenwich. “The Westchester Regional Airport is about 15 minutes from us. They have a direct flight to a couple of Florida cities, like Fort Meyers, which makes it easy for people to set up their second houses,” Epand says.
The CT turnpike, i95, is the main road for East to West travel from Downtown Greenwich.
