Open for business: a growing family-friendly city south of Indianapolis
About 15 miles south of downtown Indianapolis, Greenwood offers small-town Indiana vibes with rapidly growing suburban life in Johnson County. Greenwood’s population has more than doubled since 1990, with more than 63,000 residents now calling the city home. “Greenwood’s not a new town. It’s been here a long time,” says Devina Cagle, a Greenwood resident and Realtor with Indy House and Home, LLC. “It’s kept its small-town charm, but it’s definitely growing and modernizing. That points to the fact we are tapping into what’s on the horizon, and we’re looking forward.”
Consistent with the increasing manufacturing output in Indiana, many local jobs are in the industrial sector: Greenwood is home to the U.S. headquarters of Swiss laboratory instrument maker Endress+Hauser and an Amazon fulfillment center. Business owners have reason to settle in Greenwood: the G.R.O.W. Greenwood Initiative matches funds to upgrade local storefronts, and Indiana was named the best state to start a business by “Forbes” in 2023.

Affordable single-family homes compared to other cities around Indianapolis
The median home price in Greenwood is around $320,000, about $75,000 higher than in Indy’s South Perry Township, across County Line Road. However, the cost is considerably lower than in Indy’s northern suburbs, where the median price climbs above $400,000 in most cases. “I think people pit north side versus south side, but it’s not like that,” Cagle says. “It’s just the way Indianapolis has developed. The south side is a bit more rural. It’s more country. But the affluence is the same; make no mistake about it.” Condos and mid-century ranch-style homes are priced around $150,000, while large contemporary custom houses in subdivisions west of U.S. Highway 31 sell between $400,000 and $675,000.

From waterslides to sledding: outdoor recreation for all seasons
The city has more than 400 acres of outdoor space spread across 17 parks, plus more than 20 miles of trail. While not everyone lives within walking distance of a park, the trails are more evenly dispersed throughout the city. The largest park is centrally located Craig Park, a 27-acre space with tennis courts and a playground. Additionally, the city plans to build a new sports complex primarily for baseball and softball. Greenwood residents use the recently updated Northeast Skatepark as well as a shared community garden. Families flock to the sledding hill at Freedom Park when snow falls and the waterslides at Freedom Springs Greenwood Aquatics Park when the sun shines. Locals also enjoy more than a half-dozen area golf courses when the weather permits.

Greenwood Park Mall is one of the largest in the state
With nearly 150 stores and restaurants, Greenwood Park Mall is the largest shopping mall on the south side of Indy’s metropolitan area and the second largest in the state. But the mall isn’t the full extent of Greenwood’s shopping and dining scene. The Old Town Historic District, located along the Madison Avenue corridor that served as the original path of U.S. 31, is a major source of Greenwood’s small-town charm. Residents shop at Old Town Historic District’s small businesses and stroll with their dogs at the Greenwood Farmers Market on Saturdays. Greenwood is home to several craft breweries and an array of locally owned eateries. “It’s not the plethora of crowded establishments you’ll have in Downtown Indy or on the north side,” Cagle says. “Here, you’re going to go out to dinner and know people in there. It’s just that kind of feel.”

Mall influences crime stats, while tornadoes are an occasional concern
Greenwood’s 2023 violent crime rate was less than half the national average. The property crime rate, influenced by shoplifting instances at Greenwood Park Mall, was slightly above the average national. After officer shortages in years past, Greenwood Police Department has prioritized ensuring its full-time positions are fully staffed.
Tornadoes are an occasional concern for area residents. An EF3 tornado caused $25 million in property damage in 2002, and another EF3 that touched down in neighboring New Whiteland in 2023 caused more than $6 million in property damage.
