Though larger cities like Columbia and Greenville are within driving distance, Greenwood has plenty to offer on its own. The small city of 22,000 is home to a thriving commercial district, known as Uptown, plus well-attended festivals and a public university, all giving the city a lively feel in Upstate South Carolina. “It’s not a big city like some of the surrounding cities, but we’re about three hours from the mountains, three hours from the beach. We’re really well-located here,” says Amy McAlister, a Realtor with Greenwood Realty who has lived in the area her whole life.

The median sales price in Greenwood is roughly $266,000, significantly lower than the national figure. Single-family homes in the neighborhoods around Uptown were often built in the early 20th century, including bungalows and a smattering of Victorian cottages. Uptown is Greenwood's commercial epicenter. “People love being able to walk to the restaurants and the nightlife,” McAlister says. “You have some restaurants and some bars. You got some little shops you can check out.” Tree-lined Main Street is the main corridor, with various restaurants and shops. The Greenwood Mall sits on the city’s north side, surrounded by shopping centers, big-box stores and supermarkets, while the Highway 25 Bypass offers more chain restaurants and fast food.

100,000 people at the Festival of Flowers
Greenwood has held the annual South Carolina Festival of Flowers for nearly 60 years. The event takes across Uptown, featuring landscaped gardens and topiary displays. Over 100,000 people visit the festival each summer, making it the city’s biggest draw. On a smaller scale, the Uptown Market features produce and handmade goods from local vendors. The market is open twice a week, Wednesdays and Saturdays.

Like several cities in Upstate South Carolina, Greenwood converted an abandoned rail bed into a paved path for walkers and bikers. The Heritage Trail runs nearly 3 miles from its trailhead on Main Street. West Cambridge Park, the largest of the city parks, has a playground, gazebo and walking trails. Greenwood County Parks and Recreation offers youth and adult sports at Greenwood County Park adjacent to the city limits. The area around Greenwood is known as the Lakelands, and several nearby lakes are open for recreation. The most prominent is Lake Greenwood, roughly 15 miles from the city, which offers fishing and boating.

Greenwood sits roughly in the middle of four larger cities: Greenville and Columbia in South Carolina, plus Augusta and Athens in Georgia. “In an hour and a half, you can be in Greenville, Columbia, Augusta, so you have your big cities without living the big city life,” McAlister says. Within Greenwood, major employers include manufacturing plants and the Self Regional Medical Center. The MAT Trans system offers limited public transit, though Uptown is easier for pedestrians and bikers.

Local students can attend Greenwood School District No. 50, which receives a B grade from Niche. According to FBI data, violent crime rates in Greenwood are similar to the national and state rates and have trended downward over the last five years. Property crime rates have stayed steady above the national and state figures.
Greenwood experiences hot summers and cool winters. Tropical storms occasionally bring heavy rain and gusty winds, as in the late summer of 2024, when Hurricane Helene impacted the area.
