The subdivisions in the south of Gresham’s Mount Hood neighborhood are conveniently located close to employers like Mutual Materials’ manufacturing facility and several car dealerships. Though it’s also only a couple miles from dozens of grocery stores, big-box retailers and chain restaurants, the neighborhood still invests in its green spaces. “There’s a really big sports park, and the city is putting in some time and energy into updating it,” says Matthew Callison, a Realtor with RE/MAX Advantage Group. “Families go there with their dogs now, but for play structures and things like that, most people go to the schools in the area. But within the next couple of years, there’s going to be quite a few more things to do in Gradin.”

Upgrades to Gradin Community Sports Park
The Gradin Community Sports Park consists of two all-purpose fields and two softball diamonds—for now. “You have to rent them, and they’re mostly for clubs,” Callison says. “I’d say within the next year or two, they’re going to start putting stuff there you can actually use.” In June 2024, the city of Gresham broke ground on its plans to add two new softball fields and soccer fields, as well as an amenity plaza with eight pickleball courts, a basketball court, a volleyball court, two dog parks and a new play area, as well as short-term food trucks as the cherry on top. The project, which will include new pathways to connect the park to the surrounding neighborhood and a parking lot expansion, is expected to be completed in the summer of 2025.

Grocery options galore, Mongolian and roadhouse grills
Various big-box retailers, chain restaurants and strip malls make up the northern half of Mount Hood. Original Roadhouse Grill, a family-owned chain of traditional steakhouses, holds guests over with peanuts while they wait for hand-cut steaks and freshly baked rolls. Next door, the Gresham Village shopping center has a Panda Express and a Chick-fil-A, as well as Hillcrest Ski & Sports. Across Powell Boulevard, a Walmart Neighborhood Market sits next to Chang’s Mongolian Grill, where chefs prepare combinations of meat, vegetables and noodles on a flat Mongolian grill. More groceries are available at Fred Meyer and WinCo Foods.

Several subdivisions make up southern Mount Hood
Mount Hood is segmented into smaller subdivisions, south of its industrial and commercial spaces. Telford Estates is a newly constructed community governed by a homeowners association that charges around $35 a month in the southeast of the neighborhood. Contemporary Craftsman homes with multiple levels built in 2024 line the subdivision’s streets, ranging from $500,000 to $580,000. More new traditional homes with Craftsman features from 2019 and 2020 form the neatly gridded streets of the Brickworks subdivision, which is just south of Gradin Community Sports Park. These homes fetch between $440,000 and $465,000 with monthly homeowners association costs under $100, while three-bedroom townhouses cost between $300,000 and $400,000.
One-story new traditional bungalows, two-level new traditional builds and ranch-style homes from the 1980s and 1990s make up the residential streets that wind through east Mount Hood. Many properties come on larger lots with space for gardens, outdoor hobbies and living spaces, ranging between $420,000 and $500,000.

A neighborhood split between Gresham-Barlow school zones
Most public-school students in the neighborhood are zoned for the Hogan Cedars Elementary School, though residents of the Gresham Mobile Home Community may attend East Gresham Elementary School, with both schools receiving C-plus grades from Niche. From there, children in the western side of the neighborhood may attend Dexter McCarty Middle School and Gresham High School, both of which maintain C grades. Students living in the eastern half of the neighborhood may attend B-rated West Orient Middle School before potentially concluding their secondary studies at Sam Barlow High School. The high school, which earns a B-minus, maintains career and technical education programs in a variety of fields, including computer information systems, business, marketing and management, construction technology, culinary studies, education, engineering and manufacturing.

Several roads connect Mount Hood to downtown Portland
Powell Boulevard, also known as Oregon state Route 26, runs through the northern, commercial tip of the neighborhood, continuing west over the Willamette River into downtown Portland. The other major thoroughfare that defines the neighborhood is Burnside Road, which passes a few major grocers on its path through Gresham into downtown Portland. A few TriMet bus lines that run throughout Gresham and its eastern neighbor, Troutdale, stop in the neighborhood.
