Waterfront living for less
Portland is among the most expensive real estate markets in the U.S. for its offerings of hip commerce, scenic waterscapes and a seemingly endless supply of outdoor recreation. But if there is a will, there is a way, and those living in the northeastern neighborhood of North Gresham know this to be true when economical living can also mean living on the water. "Floating houses are by far the most cost-effective way to have waterfront property in the Portland Metro," says John McPherson , a licensed real estate agent with Premiere Property Group and the principal broker at Portland Floating Homes.
By land or by sea
Stretching from the Columbia River to Gilsan Street, North Gresham's center is mostly industrial parks containing some of the city's largest employers—Cardinal Health, the Boeing Company, John Deere and many others. South of Halsey Street is a small residential area of suburban streets lined with ranch-styles and split-levels from the 1960s and 1970s. These houses sit on 6,000 to 8,000-square-foot lots, often fetching a price of $400,000 to $500,000. But the neighborhood's true treasure is its assortment of floating houses on the north banks of the Columbia River. A typical three-bedroom, 1,200-square-foot house on the water will fetch about $200,000 to $300,000, but these often incur a monthly slip rent of $800 to $900. "That makes a difference," McPherson says.

Kayaking leads to archery and more recreation
McPherson says one of the main reasons people live in floating houses is that "it's relaxing." It also makes engaging in their favorite aquatic activities easier, such as dropping a kayak in the river from one's back porch and paddling less than a mile east to practice archery on the range at Chinook Landing Marine Park. Indeed, the area is home to and within close proximity of many exciting parks, not all of which need a kayak to be reached. Plenty walk to Kirk Park to play soccer or climb on the tree-shrouded playground. Come spring 2024, locals will be able to return to the newly renovated Blue Lake Regional for walks through the nature garden, but for now, they will have to settle with just disc golf, which remains open during the renovation.

Buses, interstates and light rail
North Gresham is split in half north to south by Interstate 84. This offers equal access to the highway in both sections, though traffic slowdowns sometimes occur around major intersections. Having that highway ensures faster trips into downtown Portland or north to Vancouver for commuters and errands that take one outside of the neighborhood. Those who rely on public transportation are also well taken care of with bus routes on major routes in all four directions. These can even be taken to a light rail station a quarter mile south of the neighborhood on Burnside Street.

Errands after an Elmer's breakfast
Most errands and itches for entertainment can be taken care of in the neighborhood. The western edge of 181st Avenue contains an Albertson's grocery store and pharmacy immediately southwest of the neighborhood. A handful of restaurants can also be found nearby and further up the avenue, including quick fixes like Elmer's Breakfast Café. A Migration Brewing location in the neighborhood is a prime spot for weekend afternoons and nightlife, offering tours of a 20-barrel production facility and a rotating menu of tap beers to pair with their four-cheese pizza.
Diverse, small schools
North Gresham students attend some of the most diverse schools in the greater Portland area, some with class sizes that are smaller than the national average, such as Hartley Elementary School, which gets a C rating from Niche. Some young students might also start off at Fairview Elementary, which does not have a Niche score but receives a score of 2/10 from GreatSchools. Older students typically move on to Reynolds Middle and High schools, which earn Niche ratings of C-minus and C-plus, respectively.
