Noank Village Boatyard is an anchor for the community where locals and exotics moor.
A historic shipbuilding village with views of Long Island Sound
Noank (pronounced “KNOW-ank”), a small waterfront village of historic homes in the Town of Groton, occupies a steep peninsula at the mouth of the Mystic River. In the Pequot tongue, the area was known as Nauyang, meaning point of land, and was used as the summer camp of the Pequot people. When they were driven out in 1655, fishing, lobstering and boatbuilding became Noank’s main industries. “After we took the land, the town revolved around shipbuilding in the 1800s,” says Ann Bergendahl, a long-term Noank resident and broker-owner of Willow Properties, an agency she founded with two other partners. “The Palmer family, a name you see a lot, was one of the largest shipbuilders. Today, the Noak Historical Society helps keep the village’s story alive.” With views of Fishers Island to the south and Block Island to the east, Noank is the quintessential New England fishing village. At the mouth of the Mystic River, which opens to Long Island Sound, the views are panoramic — docks, boats and water as far as the eye can see. “It almost feels like a waterfront village in Maine,” says Ted O’Brien, a local Realtor with Compass who grew up in Stonington and has been selling real estate locally for the past 11 years. “People in Noank aren’t amenable to changes. Preserving the character of the village is what’s important to them.”
Historic homes dot the center of Noank along and around Main Street with Victorians and earlier.
An evolution of Noank homes styles
From multi-family waterfront Victorians with boat docks to downtown Greek revival homes with wide-board flooring, most homes in Noank were constructed in the mid-to-late 1800s. They feature old-world craftsmanship, such as floor-to-ceiling windows, ornate trim and custom built-ins. Many have been listed on the National Register of Historic Places and range in price from $650,000 to $1.2 million when they come on the market. Newer homes, such as ranches and raised ranches are part of developments built much later. They often feature attached garages and roomier lots, up to a half-acre, selling for between $385,000 and $500,000. Colonial-revival houses, from classic center-hall homes to three-story contemporary versions with bay windows, decks and terraces, are also well represented; they’re priced between $700,000 and $925,000.
Noank has a delightful seaside village charm while being close to shopping and dining.
Boating, marinas, city parks and biking trails
Water dominates so much of the recreation in Noank. At the end of Main Street in the village, there’s a small beach and boat launch. Marinas and yacht clubs line the coast, such as Spicer’s Marina, one of the largest in the area, with 15 docks, over 400 slips and 90 moorings. “Marinas are a big part of the community’s identity,” O’Brien says. “People keep their boats there and have work done on them. Ship storage and maintenance are big business in Noank.” Esker Point Beach offers swimming and sand volleyball. The Noank Play Area is near the center of the village and features tennis and basketball courts, a playground and seating. Tanglewood Park on the neighborhood's western side contains a play area, a basketball court and a boat launch, but it is limited to watercraft that can be carried or dragged. In addition, Haley Farms State Park and Bluff Point State Park are connected by hiking and biking trails. Noank residents can access Haley Farm off Haley Farm Lane, just north of Tanglewood.

Seafood shacks contribute to Noank’s waterfront character
As a community that grew from boatbuilding, fishing and lobstering, Noank is well known for its casual seafood restaurants that are all BYOB. One is Haring’s Noank, which occupies the former Ford’s Lobster building. This classic New England seafood shack is on the waterfront and offers charming, well-worn dining tables, outdoor seating and an unbeatable view. Carson’s Store is a breakfast and lunch spot housed in a 100-year-old building that was once a general store. It has an old-world, soda fountain feel. The building where Carson’s sister store, Palmer’s Provisions and Pizza, is located has also been repurposed. Once the Universal Food Store, this prominent landmark is now a place where people can pick up sandwiches, salads or sides for a quick lunch, boat ride or day at the beach. Palmer’s also has live music on Friday evenings. Local artists can exhibit their work the Latham Chester Store on Main Street, which includes a gallery sponsored by the Noank Historical Society. The closest grocery besides Palmer’s is Mystic Market West, a homey establishment that offers groceries as well as market-made meals to go.

Summer events in Noank, start to finish
Begun in 1876, Noank’s Memorial Day Parade is one of the longest-running holiday celebrations in the country. Local officials honor past and present veterans at Noank Cemetery. A wreath is placed at the Veterans Memorial at the base of Brook Street, and the day usually ends with a community cookout. On Thursday evenings from June to August, the Town of Groton also hosts Summer Soundwaves, a concert series at Esker Point Beach. The concerts are family-friendly and alcohol-free, with food trucks to satisfy various tastes.
The Robert E. Fitch High School in Groton encompasses grades 9-12 and nurtures students.
Advanced studies offered at Groton schools
The schools that serve Noak are part of the Groton School District, which received a B-plus from Niche. Mystic River Magnet, a PK-5 school currently ungraded by Niche, emphasizes active exploration, play and ingenuity with its magnet program. Groton Middle, a B-rated school, is an authorized International Baccalaureate Middle Years Programme/STEAM school that encourages students to make connections between their studies and the real work. Robert E. Fitch Senior High, which scored a B-plus, features advanced placement, international baccalaureate and special programs with the University of Connecticut that give students opportunities for advanced studies.
Close by the Noank neighborhood, the Mystic AMTRAK Station makes waiting for the train a joy.
Public transportation near Noank
While public transportation does not go through Noank, resources are nearby. Amtrak stations are in Mystic, 3 miles east, and New London, 8 miles west. Residents also have their choice of airports. The Rhodes Island T.F. Green International Airport in Providence is 45 miles northeast on Interstate 95, and Brandley International Airport north of Hartford is 70 miles northwest using multiple routes. Interstate 95 is only 3 miles north of Route 1, which runs east along the Connecticut shore. I-95 connects with Providence, 50 miles east; Boston, 100 miles east; and New York City, 135 miles southwest.
Now clean enough to wade in, the water around Bluff Point State Park in Groton had been poluted.
Flooding risk in Noank
Most homes in Noank are built outside flood plains except for properties along Esker Bay and Noble Avenue, which have the most flood risk. Homes and structures on Morgan Point, especially south of Triplett Park, and on Riverview Avenue can also experience flooding. A brook that tends to flood cuts through the upper half of Noank, although most of the land around it is undeveloped.
