Florida and citrus go hand in hand, a connection on full display in Groveland, the small city about 30 miles west of Orlando. The verdant landscape pairs with placid lakes and marshland, prompting locals to call it the “City with Natural Charm.” “The commute is beautiful because of all the citrus groves,” says Jarred Denison, owner of POP Realty. “We’re at one of the highest elevation points in the state, so when you’re driving around, it feels less like Florida and more like Northern Georgia.” And oranges aren’t the only thing growing: New business development is driving more buyers to the area. In 2020, the population was around 18,000. As of 2023, it's closer to 23,000.
Groveland's night sky is a rather famous one, being designated as a "Dark Sky" community.

In 2023, the city became the first in Florida to be named a certified international DarkSky Community, part of an initiative to reduce light pollution. Florida State Roads 19, 33 and 50 branch off from the heart of Groveland. Most residents use the highways to commute to Orlando, Clermont or Winter Haven, home of Legoland Florida. In an area known for its world-class theme parks, jobs in hospitality and retail are plentiful, and recent industrial developments around the highways include trucking and distribution companies. Clermont is just 5 miles away, while it’s a 30-mile commute to Orlando and 40 miles to Winter Haven. LakeXpress buses stop in the center of town to shuttle passengers to Clermont and Leesburg, about 20 miles north.
Solid ground at Lake County Schools
The Lake County Schools district receives a B from Niche. Several of its high schools have been named National Demonstration Schools for AVID (Advancement Via Individual Determination), a nonprofit dedicated to preparing students for life after graduation. “Downtown is like a snapshot of the ’40s or ’50s, with brick buildings and family-oriented mom-and-pop stores,” Denison says. “But I’d say it’s positioned to boom in the future.” Small supermarkets and butcher shops sit alongside Mexican restaurants, tea shops and ice cream stores. Chain restaurants and shopping centers are located along State Road 50 toward Clermont.

Hurricane risk and crime stats
Hurricane warnings are standard in Florida, and homeowners should ensure their insurance covers wind and flood damage. Recent drought conditions and windy weather have increased the wildfire risk in the region. Winters are mild, but summers are muggy and hot, with average daily high temperatures in the 90s. No recent crime statistics are available for the city, but FBI data showed a slight uptick in violent crime from 2019 to 2020, while property crime decreased during the same period. Overall rates were on par with state and national figures.
