Small Georgia town that's gaining modern amenities

Grovetown is a community beside the U.S. Army base Fort Eisenhower that is changing from a rural enclave to one with 21st century amenities. Grovetown is located about halfway between the Georgia and South Carolina state capitals and was incorporated in 1881. The city is the largest of only two incorporated towns in Columbia County and is home to several businesses, including John Deere, Serta and GIW Industries. “The future for Grovetown is very bright, says Phillip McCormick, an associate broker with David Greene Realty, a lifelong Augusta-area resident. “I'm really excited about it as we are already seeing new construction houses, and commercial development should be following it. In the next two to three years, Grovetown will be a booming city.”

New construction developments are sprouting up across the city

With the completion of a new water treatment plant in March of 2023, Grovetown has started to see a spike in new construction properties. The original home inventory includes bungalow homes on tight neighborhood streets. Buyers also have plenty of new construction home options, from townhouses to Craftsman-style bungalows and new traditional Colonial Revivals. Prices range from $190,000 to $459,000, but buyers can expect an older two-bedroom bungalow to sell for nearly $200,000, while a new construction Colonial Revival will jump to around $410,000. “With its proximity to Fort Eisenhower, the Grovetown market doesn’t follow national trends. People are always moving in and out of the area as the base expands and more people come to work there,” says McCormick.
