Bayou View's appeal is "driven by the school district"
Bayou View is a large residential neighborhood in Gulfport conveniently located to the amenities and attractions of coastal Mississippi. “Its appeal is driven by the school district. A lot of people want to be there because of the schools in the community,” says Jordyn Rosetti O'Mara of Coastal Realty Group, who has sold dozens of homes in Bayou View. In addition to a pair of top-rated schools, the family-oriented neighborhood is home to a popular community park. And it is bordered by Bayou Bernard, the Gulfport-Biloxi International Airport and the Pass Road commercial corridor. “It’s smack dab in the middle of everything,” says O’Mara, who adds that the beach is also just minutes way. “It’s definitely sought-after; it’s a place people want to go.” And it’s a place they want to stay. “There are a lot of multi-generational families in Gulfport because the cost of living is so much less for everything it has to offer."
Waterfront homes highlight an array of housing options
Locals refer to Bayou View North and Bayou View South. In general, homes are higher-priced north of 48th Street. The neighborhood’s most expensive homes, which feature a variety of architectural styles, are found in this area along Bayou Bernard. “The neighborhood is on the water, so that adds to the appeal,” O’Mara says. Ranch-style homes and other midcentury designs with oversized yards are prominent on the north side. Other residential pockets feature large homes heavily influenced by classic styles such as Colonial Revival. Several homes incorporate the Coastal architectural style, with elevated living quarters designed to protect against flooding. Others offer Southern vernacular-style touches such as large, ornate porches. Options on the south side range from smaller traditional- and ranch-style homes to larger ranches and a variety of contemporary model homes. Colonial Revival-style and waterfront homes can also be found south of 48th Street. A small collection of condos offers a more convenient housing option. Prices typically range from around $125,000 to $1.5 million-plus. “There’s a price point for everyone,” O’Mara says. “There are different neighborhoods within Bayou View, so there’s a home for every budget.” In addition to Bayou Bernard bordering the neighborhood, there are canals within it. That means a high risk of flooding and wind damage during hurricane season. Insurance rates are likely to reflect this reality of coastal living.
Students can attend a trio of A-rated schools
Most young students can attend school through eighth grade without leaving the neighborhood. Bayou View Elementary and Bayou View Middle are both A-rated schools by Niche. Rounding out a trio of A-rated schools is nearby Gulfport High, which offers specialized programs in STEM, health and human services and communications, arts and business. Some areas are zoned to Pass Road Elementary, an A-minus school just outside the neighborhood, but students move on to Bayou View Middle and Gulfport High.
Waterfront recreation in and around the neighborhood
Bayou Bernard is a popular spot for fishing and kayaking. Outdoors enthusiasts can paddle into nearby Big Lake and explore the Biloxi River Marshes Coastal Preserve. The lake offers plenty of room for boating and other adventures, and it is known for its stock of crappie and catfish. Beachgoers will find plenty of welcoming sand along the nearby coast. Residents don’t have to leave the neighborhood for additional recreation. There’s a small community park, and Bayou View Sports Complex is the center of organized sports activity. Bayou Vista Golf Course is another community option. The 18-hole layout is open to the public. Members of the nearby Bayou Bluff Tennis Club can enjoy more resort-style activities. The casinos that play an important role in the city’s tourist economy are popular entertainment destinations.
Easy access to restaurants and retail centers
Blow Fly Bar and Grill, a dockside restaurant on the bayou accessible by boat, and Woody’s Roadside Gulfport are popular dining destinations in the neighborhood. Nearby Pass Road is a busy commercial corridor where residents can find an array of retail stores, grocers and restaurants along the neighborhood’s southern edge. Downtown Gulfport offers a diverse mix of boutique shops and eateries.
Residents can walk, bike, ride a golf cart and catch the bus
“The neighborhood is very walkable and bikeable,” O’Mara says. “You can even ride golf carts, if you have a license, on streets that are 35 mph or less. You can definitely ride to the park!” Residents can catch the bus along Pass Road for public transportation to local points of interest, including Memorial Hospital Gulfport. The hospital and the nearby Naval Construction Battalion Center, better known as the “Seabee Base,” are about 6 miles from the community. Memorial Health and the military are two of the region’s top employers. Interstate 10 is not far from the neighborhood, but residents are more easily connected to nearby cities, including Biloxi, via U.S. Route 90.
