East Beach offers coastal charm and a laid-back lifestyle

The East Beach community, located minutes from Downtown Gulfport, offers quintessential coastal living with beautiful views, sidewalk-lined streets and mature live oaks throughout. “We have 26 miles of public beach, and free parking… we’re a very relaxed coastal city with a good military influence,” says longtime resident Amy Wood, broker and owner of Amy Wood Properties. “We have a wonderful climate, great medical facilities and wonderful public schools. It’s a great place to raise a family, or retire.”

Homes by the beach range from bungalows to custom new builds

Property closer to the coast tends to be more expensive, but condition, age and size impact cost. Recently sold listings range from under $100,000 to more than $1 million, and the median sale price hovers around $425,000. Home styles range from vintage cottages and quaint bungalows to stately Colonial Revivals and new custom builds.
The Gulf of Mexico’s hurricane season spans June 1 to November 30. East Beach has broad flood zones. Properties within them require flood insurance for federally backed mortgages. Additionally, the neighborhood’s central location comes with noise pollution from the Amtrak line, the nearby airport and the boulevard. “Most people get used to it, or even enjoy the sounds of the train,” Wood says.

Gulfport High’s Collegiate Academy offers early college access

Gulfport School District earns an A on Niche and serves the neighborhood with above-average schools. Central Elementary earns a B, and Pass Road Elementary receives an A-minus. Gulfport Central Middle gets a B, and Gulfport High has an A. The high school also features a dual enrollment program, thanks to Mississippi Gulf Coast Community College’s Collegiate Academy.

Jones Park hosts festivals, markets and waterfront recreation

Coffee Creek Nature Trail winds through a mature pine forest, connecting to a birdwatching boardwalk and Magnolia Grove Park, home to a playground, basketball court and small community center. A public beach and marina are within walking distance of homes in East Beach, but there’s also ample free parking.
Jones Park is a 60-acre waterfront hub with a marina, fuel dock, bait shop and other boating essentials. It sits on the Gulf with traditional park amenities, too, including a playground, splashpad and walking track. Between March and October, it hosts the Gulfport Harbor Farmer’s Market on Wednesdays. And at the end of each November, the park is transformed by Mississippi’s biggest Christmas light show, the Gulfport Harbor Lights Winter Festival. Blending the festivities of tree-lightings and carnivals, this celebration spans the entire month of December, welcoming visitors with light-up train rides, s’more-making kits and stations, choreographed light shows and a Ferris wheel.

Bars, restaurants and murals line nearby Fish Bone Alley

East Beach is near Fish Bone Alley, a walkable strip lined with colorful murals, bars and restaurants. Kelly’s Sports Pub and Rooney’s Irish Pub are late-night hangouts, and the Rack House Steak & Spirits offers an upscale menu ranging from prime rib to fresh fish. Errands like grocery shopping, gassing up and running to the bank can be completed minutes away from East Beach at the intersection of Courthouse Road and Pass Road. Various medical practices can be found along Courthouse Road. Singing River, the nearest hospital, is about 7 miles away.

Aquarium features dolphin encounters and mermaid performances

East Beach is within 2 miles of one of the Mississippi Aquarium. The almost 6-acre facility features over one million gallons of aquatic habitats, housing more than 200 animal species. Its exhibits include immersive indoor and outdoor environments showcasing native plants and wildlife, mermaid dive performances, dolphin encounters and seasonal events like the Changing Tides Festival that blend conservation, education, and entertainment.

Gulfport has highway, airport and new passenger rail access

Interstate 10 is just over 5 miles from East Beach, and U.S. Route 49 has an access ramp. The interstate offers drivers a roughly 80-mile route to New Orleans, LA, and about a 70-mile route to Mobile, AL. In late 2025, passenger rail service started up again, reconnecting Gulfport to New Orleans and Mobile with the Mardi Gras Service. As for air travel, Gulfport-Biloxi International Airport is less than 5 miles north.
