Breathedsville, located several miles south of the Washington County seat in Hagerstown, is a tiny collection of farmhouses and sparse new subdivisions branching off from a two-lane country road. It sits between wide stretches of field to the west and the Devil’s Backbone County Park, which accounts only for occasional weekend traffic when the weather is clear. “It’s very small, just outside of St. James. It’s the kind of place where people go to bed early,” says Realtor Crystal Pheulpin with Century 21 Market Professionals, who has over 20 years of experience in the area. “Living there, you’re right between South Hagerstown and Boonsboro, but you’re very isolated. There’s much out there but The Feed Bin, a few subdivisions and whole a lot of farms.” The fact that this sole commercial property is an animal feed store tells prospective buyers all they need to know about shopping in Breathedsville – that it may be close enough to technically be a suburb of Hagerstown, but the recent development a few miles north has done little to disturb the country quiet of this south county neighborhood.

Fishing at Devil’s Backbone, hiking the Appalachian Trail
Residents of Breathedsville are afforded ample opportunity for outdoor recreation. “It’s right next to Devil’s Backbone County Park,” Pheulpin says. “Antietam Creek is popular for outdoor recreation. There’s good fishing there, and there’s a spot by Antietam Creek Bridge where folks can put kayaks in the water.” Roughly 9 miles east, folks can hike or drive to the Washington Monument State Park and pick up the Appalachian Trail at the first completed monument dedicated to George Washington. Those looking for a less rigorous day out can take their fishing rods and canoes to the lakeshore at Greenbrier State Park 10 miles west or can stroll along the banks of the Potomac River on the Chesapeake & Ohio Canal Towpath.

Farmland and winding country cul-de-sacs
Along Route 68, prospective buyers will see several Colonial farmhouses on large plots of land, many times speckled with trees and separated from the road by decades-old stone walls. “Most of those farmhouses have been there for over a hundred years,” Pheulpin says. “Like many places in rural Washington County, it’s very generational. Families tend to stay, so it’s rare when those come up for sale.” Among the more commonly available styles are Cape Cods and Modern Traditional homes with Colonial influence. The neat rows of windows look out on large lawns and freshly paved driveways, setting the homes back from country cul-de-sacs. The lots are separated from one another by rows of tall, mature trees. Prices for Cape Cods can range from around $450,000 to about $635,000, while the larger Modern Traditional builds tend to price between $530,000 and $750,000, depending on the size of the lot.
Gifted and talented education opportunities at Rockland Woods Elementary
Children in Breathedsville begin their education at Rockland Woods Elementary, which scores a B from Niche and offers Gifted and Talented Education programs to all students. They then proceed to Boonsboro Middle, which also earns a B and is ranked as Niche’s No. 1 Best Public Middle School in Washington County. Boonsboro High School, which is about 5 miles from the neighborhood, scores a B-plus.

Route 68 in Breathedsville provides an important route of transportation to residents.
Up and down Sharpsburg Pike
Maryland Route 68 laterally divides the neighborhood and crosses with Route 65, also known as Sharpsburg Pike, less than a mile west. Sharpsburg Pike is the quickest way for residents to get to Hagerstown and to Interstate 70, a 5-mile trip north. From the crossroads, Route 68 continues to Interstate 81, which winds its way south to West Virginia and north to Pennsylvania. I-81 is also the most direct route to Hagerstown Regional Airport, which offers direct flights to Florida and South Carolina for vacationers.
Between two racetracks and the brand-new ballpark
Fans of car races will enjoy Breathedsville’s favorable location between two of Maryland’s oldest racetracks. The Mason Dixon Dragway, which opened in 1961, is just 8 miles east of the neighborhood, while the Hagerstown Speedway, the oldest dirt track stock car track in the state, is 14 miles west. Both tracks operate nearly every weekend between early spring and late autumn, drawing families and motorheads alike. Baseball at downtown Hagerstown’s Meritus Park is also just 8 miles away, as are concerts at Hub City Vinyl’s historic live music venue.

Shopping around in south Washington County
The two closest supermarkets to Breathedsville are the Weis Markets, located 4 miles east in Boonsboro, and the Aldi on Sharpsburg Pike, 5 miles north in Hagerstown. Sharpsburg Pike is also the quickest way to get to pick up daily household necessities. “The Walmart in Hagerstown is right off that highway, so you have that and also some fast-food restaurants for a quick bite,” Pheulpin says. “And Shepherdstown, West Virginia isn’t too far for a night out.” This college town across the Potomac River, a 12-mile trip from the neighborhood, is home to several cozy eateries like the Blue Moon Café, which serves hearty American diner classics, and The Devonshire Arms, a British pub popular for its English fare that occasionally hosts live music. But residents do not need to cross the Potomac or the James Rumsey Bridge to sample local brews. “Potomac Ridge Brewing is just off Shepherdstown Pike,” Pheulpin adds. “They’ve really been a nice addition to south Washington County.”
