That’s always been number one for Washington County,” says Chris Thompson, agent and investor with RE/MAX Town Center in Germantown, who has been licensed in Maryland for 18 years. “Even though places like Boonsboro and Sharpsburg are getting built up, there’s still just a lot of elbow room out here and people like that.” The quiet country lifestyle of Mapleville has further appeal in the neighborhood’s proximity to the natural beauty of Western Maryland, be it the Appalachian Trail or the beach at Greenbrier State Park. While the towns around it continue to see steady growth, folks in Mapleville look out their windows to see farmland and the ridgeline of the mountains.

History out of doors at Antietam and Washington Monument State Park

Mapleville’s rural nature ensures residents ample opportunity to get outside. “If you’re an outdoor person, it’s a great place to be,” Thompson says. “There’s lots of hiking, either at the Appalachian Trail or along the Potomac River, and Civil War history buffs can spend some time at Antietam National Battlefield, which is about 10 miles away.” Hikers can pick up the Appalachian Trail at access points like the Washington Monument State Park, home to the first structure dedicated to the memory of George Washington in the country. It is an 11-mile trip south to the banks of the Potomac and the Chesapeake and Ohio Canal Towpath, where adventurous bikers can trace the flow of the river all the way to Washington, D.C. Those looking to enjoy the fair weather in a more relaxing setting may want to head to the lakeshore at Greenbrier State Park. Beaver Creek, just 3 miles north, is a popular fly-fishing area and is also home to the Beaver Creek Country Club, which features an 18-hole golf course and a swimming pool.

A mile of homes in south Washington County

Most Mapleville homes cling to either side of a mile-long stretch of road. There are no sidewalks; many porches sit just a few feet back, separated from the blacktop by small patches of lawn. Driveways are common, being the only place for residents to park their cars. Many houses enjoy backyards large enough for in-ground pools. Colonials and mid-century ranch-style homes are ubiquitous, with one surging in popularity amongst recent buyers. “One feature that’s being looked at more and more is first-floor master bedrooms,” Thompson says. “People are thinking more toward the future with those since they don’t want to have to move again. With a first-floor master, you don’t have to worry about relocation when your knees can’t deal with the stairs so well anymore.” Depending on the size of the lot, single-family homes in this neighborhood tend to price between $300,000 and $625,000.

From Maplesville Road to the highway hub of Western Maryland

Maryland Route 66, also known as Mapleville Road, is the lifeline of the neighborhood. It runs south 2 miles to Boonsboro and north past the Mason Dixon Dragway to Route 40 and Interstate 70, two major east-west connectors for the state. Route 40 is the quickest way to get to downtown Hagerstown, 9 miles north, while I-70 provides the most direct route to the Valley Mall and Interstate 81, 13 miles west. Following I-81 7 miles farther brings travelers to Hagerstown Regional Airport, where they can catch direct flights to vacation destinations in Florida and South Carolina.

Between baseball stadiums in Hagerstown and Frederick

Mapleville sits just 3 miles down the road from the Mason Dixon Dragway, one of the oldest racetracks in Maryland. Residents will likely hear the roaring of motors and the squeal of burning tires in the distance on weekends from June through November when the track is active. Folks who prefer sports that are easier on the eardrums can head 9 miles north to Meritus Park in Hagerstown, home of the local minor league team, the Flying Boxcars, since 2024. Hub City Vinyl, Maryland’s largest brick-and-mortar record store, hosts concerts from their restored historic venue. However, people are just as likely to make the 20-mile trip east on Interstate 70 to Frederick for live music at the Baker Park Bandshell or to cheer on the Frederick Keys of the Major League Baseball Draft League.

The closest grocery store to Mapleville is the Weis Markets in Boonsboro, which requires a 3-mile trip down Mapleville Road into town. Residents may also choose to shop at the Aldi located 8 miles north of the neighborhood in Hagerstown. Walmart is across the street from Aldi, so folks can pick up daily household necessities here as well. Despite the size of the town, Boonsboro features all the makings of a night out.
