Hamilton offers a quiet retreat in northern Massachusetts

The quiet community of Hamilton is tucked in amid the woodlands of northern Massachusetts, about 16 miles from the tip of Cape Ann. Homes here sit on larger lots and offer easy access to award-winning schools, a selection of hiking trails and nearly a half-dozen bodies of water. But according to Tyson Lynch, a broker and associate with The Proper Nest Real Estate, this area benefits greatly from its proximity to nearby Wenham. “If people are looking in Hamilton, they’re looking in Wenham as well,” he says. “It’s very much a bedroom community and a very sleepy-town sort of vibe, but at the same time, there is access to highways to Boston.”

Preserves, water bodies and more around Hamilton

Locals have access to several outdoor recreational areas, including the nearly 2,000-acre Mass Audubon’s Ipswich River Wildlife Sanctuary, the more than 700-acre Bradley Palmer State Park and Pingree Woodland. All three offer an array of hiking and wildlife viewing. Bradley also features horseback riding and an assortment of water activities. The Sanctuary features summer camps and nature programs. “With most any community in Essex Country on the North Shore, having access to the outdoors is going to be great,” Lynch says. “You have all these great amenities at your doorstep, within a 15-to-20-minute drive from Hamilton.”


In southeastern Hamilton, a quartet of water bodies offer recreation. Locals can take kayaks and canoes on Beck Pond and Round Pond, fish at Gravelly Pond or hike the trails that wind around the area. Chebacco Lake is popular for swimming, boating, rowing and more. Several waterways, including the Miles River and Black Brook, also wind their way through the community. Turner Hill Golf Club offers an 18-hole, private course. “The beaches are really close as well, if you wanted to go to Ipswich, Essex or even Gloucester,” Lynch says. Singing Beach, in Manchester-by-the-Sea, is about 10 miles southeast.

Classic New England homes in a rural landscape

Single-family homes are most common in Hamilton. While prices can range from $500,000 to over $2 million, the median for single-family homes here is $900,000, considerably higher than state and national numbers. “It’s a quintessential New England town,” Lynch says. “There are colonial-style homes and Capes, and there may be some newer constructions and properties with bigger square footage. There are homes with modern amenities, but also old homes that have the charm of New England.” The region experiences cold winters, while average snowfall can amount to over a foot in January.

Statewide recognition for Miles River Middle School’s academics

The Hamilton-Wenham Regional School District serves this community. The Cutler School, in southern Hamilton, teaches students kindergarten through fifth grade and scores a B on Niche. A-rated Miles River Middle School has been recognized as a 2024 School of Recognition. Hamilton-Wenham Regional High School, which is rated A-minus, won the Cape Ann League’s Hyland Award four times between 2019 and 2024. The award denotes success on the field as well as academic prowess, community involvement and more.

Traveling south to Boston on Route 1A

Massachusetts Route 1A bisects the neighborhood, running north-south. Locals can drive about 8 miles west to Route 1 and take it down to Boston. Gloucester is less than 15 miles east on Massachusetts Route 133. Salem is about 10 miles south. The closest major medical center is Beverly Hospital, less than 10 miles south.

Eateries on Bay Road in southern Hamilton

Most restaurants in Hamilton are concentrated in the southern part of the community, close to the Wenham boundary and near the portion of Route 1A designated as Bay Road. The 15 Walnut Tavern + Kitchen has wood-fired options, comfort food, cocktails and even sushi on its menu. Across Bay Road, POST takes its name from the building’s former use as a post office and offers a bar-and-grill atmosphere. The street is also the site of an annual Memorial Day parade. Honeycomb has fresh-baked goods six days a week, while the Weathervane Tavern offers comfort food and an assortment of beers, wines and cocktails.

Grocery shoppers can head south to a Stop & Shop or Whole Foods, each less than 6 miles from central Hamilton. “They have the town center that has the grocery stores and all the things you would need, where you don’t necessarily need to go elsewhere,” Lynch says. “It’s all contained there, but if you need to go to Beverly, Salem or even Boston to dine, you can do that.”
