Settled at the shores of Lake Lenape and only 14 miles from Atlantic City, Hamilton Township Atlantic is home to nearly 15,800 residents in South Jersey. "Hamilton is the biggest municipality in Atlantic County, so it covers a lot of ground. We sometimes call it Mays Landing since it's the county seat, but it's inside the township," says Kathleen Amphrazis, a local Realtor with Century 21 Alliance who's been working and living in the area for 40 years. "It's a very nice community. There are tons of lakes, and you can take the river straight into the ocean. We're right on the expressway, too." According to Amphrazis, Hamilton is known for its welcoming attitude, diverse range of housing and convenience to a wealth of outdoor recreation.

Homes range from historic cottages to waterfront builds

Architectural styles and housing types in Hamilton are diverse, resulting in a wide range of prices. "There's a big variety of homes, and prices go from $150,000 for a condo to over a million for a waterfront property," Amphrazis says. Hamilton's variety ranges from midcentury ranch-style properties to custom riverside homes and New Traditional styles in 55-plus communities. The area's most historic houses, cottages and National Folk styles built between the late 19th and early 20th century, are primarily found in Mays Landing. The median sale price for Hamilton is roughly $395,000, compared to Atlantic County's median of $360,000.

Diverse outdoor recreation, from water sports to trails

Anchored by Lake Lenape, bordered by the Great Egg Harbor River and home to several golf courses, outdoor recreation in Hamilton is diverse. "There are lots of activities around here. Boating is, of course, huge, and so is jet skiing and kayaking," Amphrazis says. The river runs to Great Egg Harbor Bay, which opens into the Atlantic Ocean. "We're a north shore community, so we have a short window for doing things outside, because everyone wants to stay inside during winter." Established in 1975, Hamilton Trails Golf Club is open to the public and offers a 9-hole course, one of several courses in the area. Hamilton is home to one of three trailheads that access the Atlantic County Bikeway, a paved path that spans nearly 8 miles and is popular for biking and jogging.

Two local school districts for education close to home

The township has a localized school district that serves kindergarten through eighth grade, and young kids may start at George L. Hess Educational Complex, which earns a C-plus from Niche. Students move on to C-rated William Davies Middle School before heading to B-rated Oakcrest High, which is part of the Greater Egg Harbor Regional High School District. Oakcrest offers magnet programs in subjects such as biomedical sciences and digital media communications, as well as dual-credit partnerships with several local colleges.

National retailers line the expressway while Mays Landing stays local

Large commercial areas with national retailers, big-box stores and grocers line along Route 40 and the Atlantic City Expressway. Much of Hamilton's local personality, however, is concentrated in Mays Landing, which features walkable blocks of independently owned shops and restaurants right on the shores of Lake Lenape. "There's a great restaurant called the Inn at Sugar Hill. It's on the water, so people will jet ski and boat up to it. They have live music in the summer," Amphrazis says. "We have a lot of local blueberry farms, and there are tons of farmers' markets that pop up throughout the year."

Major highways and airport access make for convenient travel

Hamilton has several thoroughfares running through it, such as the Atlantic City Expressway, U.S. Route 322 and U.S. Route 40, a major transcontinental highway that starts in New Jersey and runs all the way to Utah. The township is 13 miles from Atlantic City and 50 miles from Philadelphia, both of which are accessible directly via the expressway. AtlantiCare Health Park, located just outside Hamilton in neighboring Egg Harbor Township, offers both urgent and specialized care. The community also borders Atlantic City International Airport, which serves several major commercial airlines.
