Hampton Falls offers rural living close to the beach
While residents in Hampton Falls are just 10 minutes away from the beach, compared to surrounding towns, this community features more rural home offerings with larger plots of land. Established in 1709, at one point the town was one of the biggest manufacturing areas in the state. Today, the town is dominated by farmland and holds the oldest apple orchard in the state. Despite its more rural identity, Hampton Falls still nicely blends with the rest of Rockingham County. “When people think of typical New England towns, this area often comes to mind,” says Amanda Martin, a Realtor with Keller Williams Coastal, who’s been selling homes in the area since 2017.

Older and newer homes on larger lots
The town features Cape Cods and colonial revivals from around the 1950s, as well as contemporary-style homes built in the last 25 years. There aren’t any subdivisions, so properties sit along winding backroads and often sit further back off the roads. Most homes here are larger than the surrounding area and feature larger plots of land, with most having anywhere between a half-acre to 15 acres. “The market tends to pick up a little bit in the summer and homes often sell quicker,” says Martin. Smaller homes typically sell for $400,000 to $800,000, while larger properties usually go for $1 million to $3 million.

New Hampshire Seacoast Greenway, nearby beaches
Governor Weare Park provides sports facilities to the town, as well as an ice rink in the winter. The New Hampshire Seacoast Greenway is an 8-mile, multi-use trail that runs from Hampton to Portsmouth. Locals should keep an eye on the tide, as parts of the trail that weave through coastal marshlands flood significantly during high tide. Hampton’s sandy beaches along the Atlantic Ocean are also less than 5 miles away.

Applecrest Farm, shopping and dining along Route 1
Applecrest Farm has the oldest apple orchard in New Hampshire and offers fresh local produce, cider and dairy products. Along Route 1, there are small, locally owned businesses selling everything from agricultural supplies to comic books. Linda's has been serving breakfast and lunch options since 1988. There’s also Martha’s with traditional Lebanese dishes and Oceanside Sandwich Shop with pizza and subs. Market Basket and Walmart Supercenter are just south in Seabrook for essentials.

Commuting via I-95
Hampton Falls is mostly car dependent because of its rural layout. Interstate 95 and U.S. Route 1 cut right through town, running 15 miles north to Portsmouth and 45 miles south to Boston. Portsmouth Regional Hospital is 15 miles north. The closest airport, Portsmouth International, is just 15 miles north.
