Elizabeth Lake Estates offers amenities in a quiet area
Curled around canals off the Hampton River and stretching a bit inland, Elizabeth Lake Estates is a quiet area just 4 miles from downtown Hampton. Often simply called “Elizabeth Lakes” by locals, it has a bit of a unique setup. The neighborhood has an HOA with rules to follow and amenities, but there’s no HOA fee. Instead, what would be the HOA fee is automatically included in the real estate taxes of each home. It’s a big draw for many, though it’s not the only reason people seek out homes in the neighborhood. “It’s a friendly, neighborly community,” says Paul Bauer, a broker and co-owner of The Bauer Group Real Estate Solutions who has sold homes in the area for 10 years. “It’s close to the interstate, military bases, shopping and dining.”
Neighborhood amenities, pool membership and water access
Elizabeth Lake Estates’ little collection of amenities is close enough for most residents to walk to. “There’s a community pool there, a waterfront common area with a picnic area, basketball, and a grass volleyball court,” Bauer says. There is a fee to become a member of the pool, which people who don’t live in Elizabeth Lakes can join as well, but the rest of the amenities are free to use. Residents also have direct access to canals on the Hampton River. Some homeowners live right on the water with private slips where they can launch kayaks and canoes, but for those who don’t have waterfront property, Bauer says there are a few nearby access points. “And the Hampton River flows right into the Chesapeake Bay, too, so you can go as far out as you want,” Bauer says.
When residents want to enjoy the beach, Buckroe Beach is a popular option less than 4 miles away. The Chesapeake Bay beach has a fishing pier, boardwalk and lifeguards during peak season. Those looking for a hike ending with beach views drive 5 miles to Grandview Nature Preserve. It has a hiking trail that ends at the much quieter Grandview Beach.

Homes with varied architecture along sidewalk-lined streets
Sidewalks thread throughout Elizabeth Lake Heights, making its tree-shaded residential streets ideal for morning runs or evening walks, and many streets end in quiet little cul-de-sacs. Some houses back right up against its canals with private slips. Colonial Revivals, Dutch Colonials and Garrison colonials are all common, mixed in with Cape Cods and ranch-style homes. Most of these houses were built in the 1960s and 1970s, though there are a handful of slightly newer homes. Houses that need updating can start as low as $290,000, while large turnkey houses can go for as much as $570,000. Most homes max out closer to $470,000, though. Bauer says this range of home prices opens the neighborhood up to a wide range of people, from first-time homebuyers to someone looking for their forever home.

Below-average CAP Index score and mandatory flood insurance
Elizabeth Lake Estates' CAP Index crime score is 2 out of 10, compared to the national average of 4. Hurricanes and tropical storms can pass over Hampton as a whole. Flood maps from the Federal Emergency Management Agency, or FEMA, place the homes backing the neighborhood’s canals in Flood Zone AE, meaning they have a 1% chance of flooding each year. Flood insurance is mandatory in the zone.
Regular community events at the pool
Joining the community’s pool also earns residents access to the events that the pool throws throughout the warm months. “There’s a swim team, they have community movie nights and there’s also a dog night at the pool every year,” Bauer says. The Doggie Paddle takes place every year after swimming ends on the pool’s last open day of the summer. Members bring their dogs and let them have fun swimming in the pool.
Essentials nearby and entertainment 4 miles away in downtown Hampton
Elizabeth Lakes is entirely residential, but it isn’t far from shopping. Less than 2 miles away, a small shopping center along Nickerson Boulevard offers Mezcal Mexican Grill Restaurant, a popular spot for fajitas and margaritas, alongside essentials like Food Lion, Hair Cuttery and Ace Peninsula Hardware. Bauer says there are some great restaurants just over 2 miles away in Phoebus, and driving just 4 miles to downtown Hampton offers even more options. “There’s tons of really cool restaurants and bars,” he says, adding that once residents find a parking space, the walkable downtown makes it easy to walk between shops and restaurants.

Highly rated Hampton City schools
Niche gives Hampton City Public Schools a B and lists it among the top 10 school districts in the Norfolk area. Children can attend Phillips Elementary School, which has a B-plus, and Benjamin Syms Middle School, which has a B, before moving on to Kecoughtan High School. The high school has a B-plus and offers forensics, women in STEM and news clubs.
Kecoughtan High School has a student-teacher ratio of 14 to 1.
Located in Newport News, Benjamin Syms Middle School serves a diverse student body of approximately 897 students in grades 6-8.

Nearby roads, highway access and Langley Air Force Base
Fox Hill Road and Woodland Road border Elizabeth Lake Estates, but the neighborhood itself consists of small residential streets. It takes a few minutes to hop onto U.S. Route 258 and the nearest Interstate 64 on-ramp is a little over 3 miles away. Langley Air Force Base is 7 miles away and the Hampton VA Medical Center is less than 4 miles away.
