Pasture Point, one of Hampton's oldest neighborhoods
Pasture Point, a former orchard once known as “Pasture Track,” is a historic waterfront community among Hampton, Virginia's oldest neighborhoods. On the National Register of Historic Places, Pasture Point was established in 1849 and began with the installation of The Chesapeake and Ohio Railway station at the end of Washington Street, which ran along what is now Interstate 64. Designed with opulence in mind, Pasture Point developed into a residential streetcar suburb with some of Hampton’s most notable and affluent families making this their home.
Historic homes and porch parties
In Pasture Point, timeless and well-preserved homes reflect Italianate, Victorian, Colonial Revival and Craftsman architectural styles. Late 19th-century and early 20th-century properties are mixed among newly built homes, and prices range between $150,000 and $470,000. Neighbors “like to come together and have porch parties. We just like to hang out with each other," says Thomas Wilson, President of the Pasture Point Civic League, the self-proclaimed heart of the neighborhood. “Our community really cares about one another. We do gift baskets and at-home visits. We also have regular meetings and forums where we can talk and collaborate with the city.”
Military students attend Pasture Point schools
Students in this riverside enclave attend Captain John Smith Elementary School, which offers many resources to support students from military families, as the military presence in Hampton is prominent. Students continue to C. Alton Lindsay Middle School, where they can take courses for high school credit. Both schools earn a score of B-minus on Niche. Rising ninth graders attending Phoebus High School can apply to one of its five academies, including The Academy of Cybersecurity, Engineering and Robotics and The Academy of Digital Video Production. The school has a C-plus Niche rating.
Boating, festivals and beachside markets
Many homeowners who live in Pasture Point are boaters, as homes along the river feature private piers and boat docking. However, River Street Park Canoe and Kayak Launch underneath Interstate 64 ensures all residents can hit the water to their heart’s content. “We are all so close to the Hampton River,” Wilson says. “I counted, and it’s literally 500 steps from my house.” At Mill Point Park, locals gather for annual events like the Hampton Mosaic Festival, Black Beard Festival and The Crabtown Seafood Festival. About 3 1/2 miles away is Buckroe Beach, a favorite spot for lounging next to the Chesapeake Bay, pier fishing and participating in watersports. In May through late fall, natives also like to stop by on Saturdays to buy local produce, baked goods and seafood at the Buckroe Beach farmers market.
Trivia nights at The Vanguard
Living in Pasture Point, Downtown Hampton is just next door. Known for its eclectic shops, local eateries and museums, residents can access just about everything they might need. Locals can pick up groceries at Food Lion on Mercury Boulevard and venture into Best of British for authentic pantry staples from Britain. Commuters often start their days off with an iced latte from Guilty Pleasure Coffee Shop and end the evening with a full-bodied brew at The Vanguard Brewpub and Distillery. Housed in a historic building that was once The Hampton National Guard Armory, locals also flock here for weekly trivia nights and live music. After school, kids often visit The Hampton Public Library, which opened in 1926 as Virginia’s first free county library. The library has long ties as a community gathering space, as neighbors come together to coordinate book club meetings and craft nights there. Downtown is also packed with museums, like the Virginia Air & Space Center or the Hampton History Museum, which details Hampton’s African American and Indigenous past.
Interstate 64 takes locals from the beach to the capital
With Hampton Roads Transit stops peppered downtown, residents can conveniently travel the city without a car. With downtown next door, many people also choose to walk from place to place. I-64 bisects the neighborhood, which may contribute to increased noise in the area, especially during rush hour. However, drivers are only 1 mile from the closest interstate onramps, so being able to access the highway quickly is a convenience Pasture Point residents happily trade a few quiet hours for. I-64 connects Hampton residents to the greater Tidewater area, from Virginia Beach to the state’s capital, Richmond. For out-of-state travel, Norfolk International Airport is about 15 miles southeast.

The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.
