The area is full of spacious lots near creeks, rivers and reservoirs and has a robust military presence, with Joint Base Charleston sitting just west of the small city. “It’s a great little convenient area where you can still get something for under $400,000, which is hard to find in the Charleston area,” says Elizabeth Moore, a Realtor with Three Real Estate. “You’re also close to Park Circle, the interstate and the airport. A lot of investors have their eyes on the area.”

Established subdivisions and new construction
Within secluded subdivisions and mixed-use master-planned developments, there is a mix of ranch houses, new construction, Lowcountry-style homes and colonials. Yards are spacious, often hovering near a quarter acre, leaving room for small gardens and shrubbery. Palmetto palms, towering pines and moss-covered oaks fill the space between the houses. Because the area is commuter-rich, many properties also feature driveways and attached garages. Hanahan’s homes are generally priced lower than those in downtown Charleston or closer to the coast. A house needing renovations can start around $190,000, while expansive new construction with five bedrooms can sell for $950,000. Most homes are listed in the $300,000 to $400,000 range.

Afternoons on the Goose Creek Reservoir
Home to a large segment of the Goose Creek Reservoir, a 600-acre self-contained lake, Hanahan locals have easy access to the waterway for boating, kayaking and fishing. Docks and launch points are dotted throughout several neighborhoods and parks. The newest park to Hanahan is Hawks Nest near Bowen’s Corner Elementary School. With a playground, fishing ponds, and volleyball, basketball and tennis courts, there is plenty here for locals to do. Hanahan Recreation Complex is another hotspot. Stretching nearly 53 acres along the Goose Creek Reservoir, it’s become a hub for soccer and baseball tournaments. People also stop by to take a few laps around the walking trails. Moore says many locals also head to Park Circle to let their kids explore the world’s largest inclusive playground. The $20 million project opened in the fall of 2023 and is less than 5 miles away.

The Hanahan Amphitheater is equipped to seat more than 2,500 visitors for concerts, festivals and other city events. Hanahan High School has a rich baseball history
Students living in Hanahan are zoned for the Berkeley County School District. They’ll begin their education at Hanahan Elementary or Bowen’s Corner Elementary. The former gets a B rating from Niche, while the latter earns a B-plus. Students later filter into B-plus-rated Hanahan Middle School and A-minus-rated Hanahan High School. The high school has a rich history in baseball, playing host to the state’s longest-running spring break tournament. The Hanahan Invitational Tournament, or HIT, has welcomed teams from states like Georgia, Ohio and Kentucky for over 50 years.
