A riverside suburb with retail amenities, south of Parsippany

Whippany is a suburb integrating elements of the larger neighborhoods located just to the north. Filled with multiple parks, it has the quiet green quality of Troy Hills. In fact, the neighborhood’s name derives from a Native American phrase meaning “place of the willows” – a nod to the trees growing along the Whippany River. Some residents want to preserve this natural quality of Whippany, especially near the Troy Meadows Wetlands on the east end. “There’s been more development near this area, which has been controversial,” says Triveni Gurikar, a broker with RE/MAX, who has sold homes in Morris County since 1987. Later, the river became a source of power for local mills, and today there are several retail conveniences along Route 10, which feels comparable to bustling parts of Parsippany. In 2018, the major banking institution Barclays moved some of its jobs from Manhattan to Whippany. With a 2 out of 10 crime score on the CAP Index, the is known for being a lowkey suburb.

Modern townhouses and midcentury colonials, starting at $400,000

Home prices range from $400,000 to $850,000, with the lower end represented by two-bedroom townhouses and the upper end represented by midcentury colonial homes. Landscaping around the townhouses can include oak, plum and evergreen trees, plus ornamental shrubs planted near sidewalks. But some of the single-owner homes can sit on spacious wooded lots that are nearly an acre. “Whippany is a place where someone might look if they wanted a larger property,” says Frank LaMorte, a broker associate with Latimer Realty.

Advanced Placement courses are popular at Whippany Park High

Whippany’s youngest students can attend Bee Meadow Elementary, situated next to a large park bearing the same name. Niche gives the school a B-plus rating. Learners can then go to Memorial Junior High, which receives the same rating. Whippany Park High earns an A-minus, and in 2023 was named on the AP School Honor Roll for establishing success with its Advanced Placement classes.

Three fishing spots at Bee Meadow Park

Bee Meadow Park, located next to the elementary school, features numerous activities to engage in: there’s a large field used for football and lacrosse, a community pool and three fishing ponds. Black Brook Park has facilities for baseball, tennis, volleyball and roller hockey. Central Park is carved by Whippany River, and features an exercise circuit along with a walking path and a playground.

Route 10 is a dining destination

Route 10 is lined with plenty of chain retail conveniences like CVS and Dunkin Donuts, but it also has lots of locally owned bars, diners and restaurants. Whippany Pizzeria focuses on Brooklyn-style slices, plus pasta dishes and hot Italian sandwiches. Brookside Diner aims for retro décor and classic menu items like burgers and waffles. For a fine dining experience, Il Capriccio surrounds guests with an extremely ornate setting – white tablecloths, wall-to-wall racks of wine and a menu with plenty of seafood options. For a hip night out, Double Tap Brewing serves flights of craft beer in a neo-industrial space. Route 10 is also lined with small businesses, like barber shops and bike shops. Grocery stores and big-box options are a mile away in East Hanover, where Costco sits next to Target.

30 miles to Manhattan via Interstate 80

Whippany residents can easily travel into Manhattan and other northern New Jersey communities thanks to Interstate 80 being nearby – it can take a little over an hour to reach the city, which is roughly 30 miles east. Route 10 is a commercial corridor on the south side that’s good for traveling within the neighborhood, and Interstate 287 on the west end helps with reaching Troy Hills or Parsippany. The neighborhood features many north-south paths that feed into smaller residential roads: Reynolds Avenue, Parsippany Road and Troy Hills Road. There are a few bus stops on Jefferson Road for north-south travel, too, especially if one wants to reach Central Park.

Events at a railway museum and Ukranian cultural center

Train enthusiasts can learn about the history of New Jersey's railroads at the Whippany Railway Museum. Besides its collection of rail memorabilia and model trains, the museum hosts seasonal train rides. The Ukrainian American Cultural Center of New Jersey is allied with Saint John the Baptist Ukranian Catholic Church next door, a majestic building founded in 1921 with golden onion domes. The center hosts various social clubs and events, like golf outings and cigar nights.
