Quiet lifestyles and open space, less than 90 minutes from Manhattan
Hardyston is a mountainous haven 55 miles from New York City, marked by the meandering path of state Route 23. Approximately half of the territory is open space, giving this exurb a peaceful and relatively unbusy quality. Outdoorsy lifestyles take root here, thanks to lakefront living and the luxurious presence of Crystal Springs Resort. “Hardyston is known for having some real nice areas,” says George Perrone, a Realtor of over 35 years who’s with Century 21. “Although that means some areas are also pricey, especially around Lake Tamarack.” And while a car is certainly essential for exploring the sprawling territory, local government has approved a pedestrian-focused village along state Route 94, which will center the community around a new commercial Main Street.

Lakefront living, but also developments that feel more suburban
The neighborhood may feel spread out, but Route 94 is fed with snaky side streets full of homes, so residents aren’t hidden away from one another. “The taxes can be a little high, but people like that it’s a close community,” says Perrone. One of the easiest ways for homebuyers to buddy up with neighbors is to explore east-end spots like Lake Fawn or Lake Tamarack, where low-profile ranch-style homes are prevalent. Depending on proximity to the water and views, prices range from $265,000 to $650,000. To the north and west are modern traditionals and larger ranch-style homes from the 2000s, ranging from $700,000 to $950,000. These are geared toward more of a suburban lifestyle, with long driveways and the look of a planned community. Mixed in are contemporary condo units and townhouses ranging from $250,000 to $500,000.

Athletics at Wallkill Valley Regional High
Students can begin at Hardyston Elementary, which covers kindergarten through fourth grade and has a 10-to-1 student-teacher ratio. The school receives a B-minus from Niche. In Sussex County Schools’ rating system, the elementary school ranked second overall for the 2023 school year. At Hardyston Middle, there’s a 9-to-1 student-teacher ratio. The school earns a C-plus. Students can then get their diploma at Wallkill Valley Regional High, which offers 16 athletic teams, plus clubs like Future Business Leaders of America. The school is rated B-minus.

Routes 94 and 23 hold the neighborhood together
Hardyston is often called the gateway to Sussex County because of how strategically it’s placed: Some of the area’s most well-used roads pass through here. In particular, Routes 94 and 23 are popular with commuters. “Route 23 makes it easy to get to New York City, you can link up with Interstate 80,” says Juliet Lopez, a real estate agent with Keller Williams. It’s a little less than a 90-minute drive to make the 55-mile trek to the city. Route 23 is also good for local travel, as it moves up through Franklin, a more commercial suburb that juts into the center of Hardyston. There is no public transportation offered in this neighborhood, so homebuyers will want to have a car. Newark Liberty International Airport is about 50 miles away and John F. Kennedy International Airport is about 65 miles away.
Groovy thrift store finds at Woodstock Vibes
A lot of Hardyston’s retail and dining is located on the west end, along Route 94. Woodstock Vibes is a high-end thrift store with a big focus on clothing. True to its branding, there are Volkswagen vehicles on site splashed in bright colors from the 60s. As for the dining scene, it aims for upscale experiences. Just down the street is the Butcher’s Grill, set in a small cottage. Similar to the thrift store, a polished interior greets visitors behind an unassuming facade, and high-end items like bone-in steaks and grilled branzino fill out the menu. Blue Spice Kitchen aims to wow as well, but its focus is on Asian cuisine and specialty drinks, like ramen and yuzu cocktails. Milano is a white tablecloth restaurant based on Italian standbys like fettuccine alfredo. Grocery shopping takes place in Franklin, where Walmart, Weis Markets and Shop Rite are all clustered together.

Golf and poolside fun at Crystal Springs Resort
Crystal Springs Resort brings people from around the region, giving residents immediate access to a popular attraction. Golfing is one big draw, but with amenities like a water slide and vortex pools, fun in the water is also sought out. Gourmet dining is in focus, too, and the wine cellar boasts over 130,000 bottles. Wallkill River National Wildlife Refuge is popular with hikers and birdwatchers, especially for glimpsing waterfowl. Skylands Ice World is a cooler recreation destination for year-round ice hockey and recreational skating. Wheatsworth Park is more of a traditional operation, with athletic fields, a playground and a walking path full of exercise stations. In September, the park plays host to the annual Hardyston Day, where locals enjoy food, music and activities like facepainting. More opportunities for fitness, including group classes, occur at the Sussex County YMCA.
