Hastings-On-Hudson, a riverside village 23 miles from New York City, is a temperate land of evergreens and rocky shores upon what’s been called “America’s Rhine.” “You will see your neighbors out and about walking, biking and playing outside,” says Loretta Chiavetta, a real estate agent with Coldwell Banker who grew up in the area. “You will find a true sense of community here.” Hastings-on-Hudson is truly in its own little world. Although the area borders Yonkers, it is a village within Westchester County's town of Greenburgh with an independent school district and commercial center. Highly ranked schools, proximity to New York City, historic architecture, and a small-town New England feel have made Hastings-on-Hudson a popular pick among former city-dwellers. Homes tend to stay on the market for just over a month, compared to the national average of 45 days.

Homes in revival styles along narrow streets
“Hastings is a beautiful town with some rolling hills, old trees and a quaint village that sits on the shores of the Hudson River,” Chiavetta says. “It is surrounded by lots of old-world charm with its buildings, architecture and stately homes.” Centuries-old stone retainers front many of the lots and grand prewar colonial homes set back from the road tower over the narrow streets shadowed by old-growth pines and maple trees. Many of the homes here are Colonial Revival, Dutch Colonial Revival and Victorian Revival, Cape Cod and the more modern split-level. There are a few multifamily homes in the area, as well as many co-ops and several condos and townhouses. Large single-family homes with three or more bedrooms range from $800,000 to over $2 million, while smaller homes with two to three bedrooms range from $480,000 to $780,000. Multifamilies range from $825,000 to $975,000, while co-ops range from $180,000 to $600,000. Condos and townhouses are priced between $770,000 and $1.2 million. “The cost of buying and owning a house in Hastings-on-Hudson is expensive,” Chiavetta says. “The average home is $1 million, and for many, it is cost prohibitive. Buyers need to be aware of the fact that taxes will be re-assessed to fair market value, every year. So, plan on an increase in taxes.”

Commuters use Metro-North Railroad and New York 9A
Proximity to New York is a major draw for those looking to live in Hastings. “Many people work in NYC. However, since COVID, there is still a significant number of people who work from home and commute part-time,” Chiavetta says. The Hastings-on-Hudson train station along the Metro-North railroad takes commuters into Grand Central Station in under an hour. Those wanting to take their cars into the city use either Interstate 87 or state Route 9A for a 35- to 90-minute trip, depending on the time of day. Heading south on Saw Mill River Parkway leads to LaGuardia Airport, 19 miles away. Bee-Line bus stops allow for transportation throughout Westchester County. St. John’s Riverside Hospital is 2 miles away along U.S. Route 9 for medical services.
