A community near retail and schools
In 2013, Hattiesburg's Midtown and surrounding areas were devastated by a tornado, including the Arcadia-Sunset neighborhood. The local government created The Midtown in Motion Master Plan to guide redevelopment efforts. The regrowth focused mainly along Hardy Street, bringing in new restaurants and businesses. Although Hardy Street has changed the surrounding area, Arcadia-Sunset has remained community-focused, with a know-your-neighbor feel. This is an older suburb with 20th century homes occupied by longtime residents near a growing commercial corridor. “My neighbor across the street, I have known since elementary school,” says Paul Andrews, a lifelong Arcadia-Sunset resident. “My next-door neighbor, I worked with at Forrest General Hospital. It is a friendly area, and we look out for each other.” The community sits between the University of Southern Mississippi and William Carey University.

Brick homes from the 20th century
In Arcadia-Sunset, native trees such as pines and oaks stretch above the roofs of brick homes. The area contains houses from the 1950s to 1970s, usually with three or four bedrooms. Arcadia-Sunset homes are mostly single-story with driveways, garages or carports. There are a few two-story residences that include split levels and Colonial influences with dormer windows. Homes in the neighborhood range in price from $150,000 to $350,000, although some homes can be listed for over $500,000 with substantial upgrades. The region is prone to severe weather, including tornados and floods, which can affect insurance rates.

Students can partake in CTE courses
Thames Elementary accepts kindergarten to fifth graders. N.R. Burger Middle offers CTE programs in Cyber Foundations and Computer Sciences. The school’s campus contains a community clinic sponsored by the Southeast Mississippi Rural Health Initiative Inc. Hattiesburg High provides a middle college program and over 10 CTE pathways, including early childhood education, digital media technology, polymer science and sports medicine. Each school has a C-plus grade from Niche.
Hattiesburg High School is enrolls 964 students yearly.
Leadership skills are cultivated through various programs at N.R. Burger Middle School.
The University of Southern Mississippi is located just outside of Arcadia Sunset.

From Arcadia-Sunset to the rest of the city
Arcadia-Sunset and surrounding roadways have been impacted by the nearby redevelopment. “The Midtown project has increased our property values but has also made our neighborhood busier, traffic-wise,” Andrews says. Bus stops are concentrated near the southeastern corner, along Lincoln Road and shopping centers. Several health clinics and medical providers are in and around the neighborhood. Forrest General Hospital and U.S. 49 border the community. The city is upgrading the highway to reduce congestion around the hospital. USM and William Carey University are about 2 miles away. Locals are 3 miles from downtown events at Town Square Park and attractions like Saenger Theater.

Outdoor recreation at Vernon Dahmer and Kamper parks
The closest public parks are about 3 miles from the center of the neighborhood. Vernon Dahmer Park includes basketball and tennis courts, as well as youth athletics fields. The park received a grant from T-Mobile to renovate the pavilion following a fire and upgrade the playground, creating the second inclusive playground in Hattiesburg. The Hattiesburg Juneteenth Parade and Celebration, going on for over 40 years, is held at Vernon Dahmer Park. Kamper Park is a popular entertainment destination containing Hattiesburg Zoo and the new Serengeti Waterpark. The 40-acre outdoor park also includes recently renovated tennis courts and new pickleball courts.
Business along Hardy Street and U.S. 49
Following 28th Avenue or U.S. 49 leads to Midtown’s commercial district on Hardy Street. Andrews says that locals have quick access to dining options by Robert St. John, a local restauranteur with a collection of establishments along the business route. These include local favorites like Crescent City Grill, Tabella Italian Restaurant and The Midtowner. Closer to the U.S. 49 interchange is a Walmart Supercenter and Cloverleaf Center. The shopping hub has Dirt Cheap discount stores and other businesses. There are also restaurants, including China Garden and the soul food spot, Cadillac Pig.
