Named after educators Levi Rowan and Mary Bethune

Bethune-Eastside-Rowan is a community on Hattiesburg's eastside rooted in education. The community earns its name from the local educator Levi Rowan and renowned Florida educator Mary Bethune. A private university also stands just beyond the area. "William Cary University is within walking distance, so it's literally just steps from the neighborhood," says longtime Hattiesburg resident Allison Neville. Homes are comparatively lower in price than in other Hattiesburg communities. The neighborhood is primarily residential, but several businesses are nearby. Bethune-Eastside-Rowan sits near downtown and is bordered by a railroad to the west. Some of the area's major employers, including car dealerships and an Amazon Distribution center, are on the opposite side of the railroad.

Simple homes on Hattiesburg's eastside

The community contains simple, single-story homes from the 20th century, typically on raised foundations. Along the streets are brick ranch-style houses and worker's cottages. Although most houses are older, there are a handful of lots where previous structures were leveled to make room for more modern homes. Residences often have front steps and porches, concrete walkways and covered carports. The neighborhood also includes plots of developed and undeveloped land ranging between $6,000 to $7,500 per acre. Generally, homes entering the market will require upgrades or renovations. Houses can range in price from $60,000 to $150,000. Forrest County and the surrounding region are prone to tornados, flooding, and other severe weather conditions that may affect insurance premiums.
