A community that began as a resort destination
In the late 1800s, Rawls Springs was a resort area featuring mineral springs from the Bouie River. Originally called "Heckla" by the Choctaw people, it was renamed in the early 1900s after landowner Benjamin Rawls. The neighborhood used to be a popular vacation and weekend getaway accessible by railroad, along U.S. 49. Today, the community blends a rural and suburban lifestyle close to businesses on the highway. "Rawls Springs is an older neighborhood off of 49," says Tracy Dudley, a managing broker at South and Company Properties who sells in the community. "You have Tractor Supply out there, Cooperative Energy power company and Southern Pines Electric." Dudley says the companies are major employers in the area.

Buying into Rawls Springs
The community has clusters of homes, but most of Rawls Springs is undeveloped. "There are older homes and a lot of rental properties," Dudley says. "You can expect something with three or four bedrooms." Home prices are relatively lower than those in the surrounding area and depend on acreage and the level of renovation. Houses needing repairs can range in price from $90,000 to $150,000. Updated ranch-styles range in price between $150,000 and $225,000. Lots are also available in Rawls Springs for residents looking to build their dream homes.
