The Heights-Avenues is a residential community framed by the University of Southern Mississippi to the west. The University is an R1 research institution known for education, nursing, engineering and polymer science programs. The community attracts students, alums and employees in addition to locals looking to live between Midtown and downtown Hattiesburg. "I'm originally from Starkville, Mississippi. I went to college down here, and stayed here after I graduated," says Keyshaun Spencer, a graduate of the University of Southern Mississippi and local Realtor with Wells Realty LLC. Spencer says homes sell relatively quickly in The Heights-Avenues. The neighborhood is considered a part of the city's Avenues area, a sought-after commercial and entertainment district along Hardy Street.

Businesses and dining down U.S. 49 and Hardy Street

Walgreens and CVS pharmacies are at the intersection of U.S. 49. The casual sports bar hangout, 4th Street Bar, has pool tables and darts. Kaffeehaus Fabelhaft is a homey coffee house to the north, and many head to Equinox Coffee, a local favorite on Hardy Street. The thoroughfare has local businesses and restaurants, such as Corner Market grocery store at the Hardy Street Mart Shopping Center. "If you want good barbecue, go to Murkey Waters," Spencer says. "T-Bones is a very popular place if you want to meet someone and chill." There is also a Walmart Supercenter 3 miles south and Turtle Creek Mall less than 5 miles west.

Youth ball fields, the city zoo and 40 miles of trails

To the south is Kamper Park, a premier entertainment destination in the city. The park showcases over 100 animal species inside the Hattiesburg Zoo. The grounds also include the new Serengeti Waterpark, which opened in 2024. Jaycee Park Complex, which sits inside the community, includes a new softball and baseball field for youth sports. The grounds will host the 2025 Dixie Boys Baseball World Series. The prominent rails-to-trails route, Longleaf Trace, has over 40 miles for bicyclists and hikers. Hattiesburg Recreational Center offers after-school programs, and Sigler Senior Center hosts Bingo games on Thursdays.

The Heights-Avenues is primarily residential, featuring cottages and ranch-style houses from the 1940s to 1970s. These homes are often made of durable brick or concrete blocks on slab foundations. Homes in Heights-Avenues sell after 20 days on the market compared to the national average of 43 days. Many houses in the community have been converted into rentals to support the USM student population. Housing prices in the neighborhood depend on the size and level of renovations. Graduating from Hattiesburg High

Students attend Hawkins Elementary SMART School and move on to N.R. Burger Middle. Hattiesburg High provides CTE courses and a Middle College program. Each school has a C-plus grade on Niche. Many high school seniors stay in the city to attend USM and receive Freshman Scholarships as incoming students.

Football season and city-wide parades

Football games at the University are major gathering events for Hattiesburg residents. "You'll see a good amount of people on the first game day and homecoming," Spencer says. "The city will be packed. People are wearing black and yellow, everyone's tailgating and having a good time." The community, being close to downtown, may experience road closures during parades and other city-wide events. "You'll see a lot of people when we are having parades or Mardi Gras," Spencer says. "A lot of people are showing up, and showing out!"
