An attractive neighborhood from the early 1900s
The Oaks is a longstanding neighborhood in downtown Hattiesburg with wide-set oak tree branches above historic homes. "Many people move here because they are looking for an older, nostalgic home on a little bit more land," says Kristynna Clark, a Hattiesburg resident and Realtor with Keller Williams Elite Realty & The CD Group. "Downtown tends to have more noise because of our train station. The Oaks offers more privacy and seclusion away from the hustle and bustle of downtown where there is more traffic." Locals tend to have gatherings at neighborhood homes, such as Spring Flings and Christmas parties. Some residents stay in contact through a Facebook group with over 1,200 followers. The area attracts families as well as students from the University of Southern Mississippi, which stands just 3 miles away.
Buying into The Oaks' 20th-century homes
Homes were built from the early 1900s to the 1950s. The majority of them have brick exteriors similar to most downtown buildings. Historic residences with Mediterranean influences or Mission-style bungalows share the same zip code as minimal traditional houses under 1,500 square feet. "Pricing varies. You will see as low as $150,000 to upwards of $1 million for larger homes with renovations," Clark says. "It's a vast range because there's so many types of homes." Buyers can expect to pay between $150,000 to $250,000 for a bungalow. A historic home with renovations can enter the market between $325,000 and $500,000. Although rare, some renovated homes spanning over 6,000 square feet can enter the market for as high as $1.5 million. Hattiesburg has a history of flooding, and homes in the neighborhood are at a moderate risk.
Shopping along Pine and Hardy Streets while dining nearby
Most businesses line Hardy Street to the north and Pine Street to the south. The community has a handful of stores for kitchen supplies and home goods, including Plaza Fiesta and Family Dollar. A Walmart Supercenter and Cloverleaf Center shopping mall are about 3 miles away. Triangle Seafood & Po Boy sells a variety of fresh meat, including frog legs, alligator and calamari, among the more traditional seafood offerings. Although there are no dining options within the community, several are nearby. "The brewery Keg and Barrel is a big attraction. There's also one by the mall, but the one near downtown has been around forever," Clark says. Those looking for small-batch coffee can pick up a latte at Grin Coffee Roastery or purchase a bag to take home. Murky Waters BBQ is known for its southern flair and live blues performances.
Heading downtown for events
Many travel just a few miles downtown to attend the city's most popular events, including the music series, Live at Five and HubFest, a street festival celebrating the arts and music.
Students attend nearby schools
Children attend Woodley Elementary, which has a B grade from Niche and is considered among the top elementary schools in the county. Sixth graders attend Hattiesburg STEAM Academy, which neighbors N.R. Burger Middle. Hattiesburg High offers CTE courses and a Middle College program that allows students to attain associate degrees. The middle and high schools have C-plus grades from Niche.
A dog park and Hattiesburg Zoo at Kamper Park
The dog park on Pine Street is the only neighborhood green space. Nearby is Kamper Park, a 40-acre outdoor entertainment destination that's home to the Hattiesburg Zoo and over 70 animal species. The ground also includes a carousel, a rope course and a splash pad. In downtown awaits Town Square Park, a central hub for concerts and a farmers' market on Thursdays.
Taking I-59 and Highway 11
Locals often take Hardy Street, Pine Street and Highway 11 to get in and out of The Oaks. Public bus stops dot the outer edges of the neighborhood and Interstate 59 is less than 5 miles away. Several houses of worship are in and around the community, including Trinity Episcopal Church and Greater Antioch M.B. Church. The closest major medical facility, Forrest General Hospital, sits less than 3 miles to the west.
