Well-kept estates with quick access to the outdoors
Intertwined with Lakewood Forest Preserve and dotted with elegant homes, Southwest Wauconda blends luxury living and natural serenity. This contrast and its slow development over the last 50 years sets the community apart from surrounding suburbs. “The area has a true small-town feel,” says Christie Sommers, a longtime Wauconda resident and Realtor with Jameson Sotheby’s International Realty. Residents can spend time outdoors along the trails of the adjoining preserve or practice their golf swing at Hawthorne Woods County Club. Highly rated schools also serve the community, as do the shopping and dining opportunities of downtown Wauconda nearby.

Custom touches and varying acreage
Narrow tree-lined roads wind throughout Southeast Wauconda. Sprawling fields of local horse stables elicit a pastoral feel, while occasional turtle-crossing signs serve as a reminder of the surrounding forest preserve. These quiet avenues support its CAP Index crime score of 1 out of 10, which falls below the national average of 4. Estate-style homes built from the late 20th century into the 21st sit back off the road on freshly mowed lawns. Though many feature brick-clad exteriors, custom architectural influences vary from turrets to high-reaching roofs and columned front porches. Similarly, lot sizes range from one-acre properties in the community’s northeastern subdivisions to over five acres in its central and southern portions. “Home values, especially those on the waterfront, have increased in recent years,” Sommers says. Prices typically range from $600,000 to $900,000. However, larger homes backing up to residential lakes and ponds can reach just over $1 million.

Several Lakewood Forest Preserve trails have access points along the community’s residential streets, allowing residents to encounter local wildlife in their natural habitats. Visitors can also throw fishing lines at several ponds throughout or let their pups run loose at the 66-acre enclosed dog park. Following heavy Illinois snows, the preserve maintains its trails for cross-country skiing and snowmobiling. Alongside its 18-hole golf course, members of the Hawthorne Woods Country Club have access to an outdoor pool, fitness facilities and an array of youth programming.
