Mountain recreation in the quiet community of Warne
Warne is a small community in the extreme southwest corner of North Carolina, resting along the state’s border with Georgia. The area’s relative isolation and Appalachian location draw residents, with the mountains providing recreation opportunities. “There are miles of hiking and biking trails within the county,” says Ed Reams, the owner and broker of Advantage Chatuge Realty, who has worked in the region since 2002. “There are a number of recreation areas managed by the Forest Service.” Despite its rural character, nearby towns like Hayesville and Brasstown are easily accessible and offer cultural events.
Hiking through Nantahala National Forest and lake activities
Mountain recreation is easily accessible from Warne, including access to the Nantahala National Forest. The recreation area exceeds 500,000 acres of land, with trails, lakes, campsites and more. The forest sits roughly 15 miles from Warne. Chatuge Lake is a little closer, 8 miles from Warne. The lake is filled via a spillway from the Hiwassee River and has piers and boat docks for fishing, plus a sandy beach at Clay County Park for sunbathing and swimming.
Chamber events include the Punkin Chunkin Festival
The Clay County Chamber of Commerce supports plenty of events within and around Warne. The West Tubing Company offers days out on Brasstown Creek and hosts events such as wine tastings. Hayesville has the weekly Clay County Farmers Market among other gatherings. The chamber also supports a unique event in Brasstown, the annual Punkin Chunkin Festival held over an October weekend. The festival includes live music, local food vendors and, of course, pumpkins catapulting through the air. “I heard somebody say that some of these guys were so skilled that the pumpkin left the trebuchet in Clay County and landed in Cherokee County, the next county over from us,” Reams says. “But it’s not just a bunch of trebuchets launching pumpkins. There are exhibits, there are rides for young kids and they have airplanes there that people can take rides in.”
Ranch-style homes and cottages, plus mountain estates
Many of Warne’s homes are located near the center of the community, while others offer mountain views along the rolling Appalachian terrain. Houses in the more developed area are often ranch-style or cottages and can sell between $200,000 and $325,000. Larger mountain getaways tend to be more expensive, going from $400,000 to $550,000. One reason residents choose Warne, and the North Carolina side of its border with Georgia, is the tax implications. “Here in North Carolina, real estate is reassessed once every eight years, while in Georgia it is reassessed every year,” Reams says. This results in lower taxes over the long term for appreciating properties. Warne’s overall CAP Index Crime Score is 1 out of 10, compared to the national average of 4.
Clay County Schools for kids while John C. Campbell Folk School teaches crafting and trades
Warne is zoned to Clay County Schools, with the district following one pipeline. Students start at Hayesville Primary for kindergarten through second grade, which opened in 2020 and is not graded by Niche. Hayesville Elementary receives a B grade from Niche for third through fifth grades, while Hayesville Middle receives a B-plus. B-minus-graded Hayesville High offers career training pathways in subjects including business, nursing and agriculture. Nearby Brasstown is home to the John C. Campbell Folk School, which Reams describes as “internationally renowned.” Adults can attend classes at the school for a fee, often over a long weekend. “You can take courses in everything from photography to basket-weaving to blacksmithing. You can do anything there,” Reams says.
Convenience stops and general stores within Warne
The focal point of Warne is Old Highway 64, where it intersects with Ford Road and Young Harris Road. A Kwik Stop convenience store is located along a gas station off Old Highway 64, with a Hunt Brothers Pizza inside. Hogsed’s General Store is further up the road for home furnishings and firearm equipment. Right on the border between North Carolina and Georgia is Club 66, a roadside bar. Otherwise, residents can head to Hayesville for shopping and dining options 6 miles away.
Driving to destinations, including Atlanta and Chattanooga 2 hours away
Warne sits in the southwest corner of North Carolina, with the community bordering the state of Georgia to its south. The area’s rural character means residents mainly get around via car, though Clay County serves Warne with a demand-response transportation service. Atlanta and Chattanooga are the nearest major cities, each roughly a two-hour drive away and each with a commercial airport. Erlanger Western Carolina Hospital is the closest medical center, about eight miles away.
