North of Vancouver, Hazel Dell is a suburban city that grew from rural roots. Farm fields and natural open space spanned the region in the late 1800s, leading to a boom in the agricultural industry. After World War II, when many laborers came to Vancouver looking for factory work, subdivisions were built in Hazel Dell. Today, this accessibility to Vancouver offers commuters access to Vancouver’s healthcare and manufacturing companies. Although Hazel Dell is almost entirely built out, the population continues to grow, with nearly 23,600 residents as of 2020, about a 22% increase since the 2010 U.S. Census.

West Hazel Dell and Northeast Hazel Dell both have cul-de-sacs of new traditionals with Craftsman influence, ranch-style homes and townhouses. “There’s widespread new construction going on and then a little bit older homes, so it’s a bit of a mixed bag,” says Realtor Cassandra Marks with Real Broker, licensed since 2018. “It’s a lot more like what central Vancouver is like than the ends of Vancouver, where there’s more new construction happening in areas like Salmon Creek since there’s more open space.” The median single-family home price is about $505,000, about $85,000 less than Vancouver’s median home price, according to the National Association of Realtors.

Attending classes in Vancouver Public Schools
Vancouver Public Schools district has 34 schools, nine of which serve Hazel Dell. The district earns a B grade from Niche and has an art school, STEM school and various learning centers in addition to its kindergarten through 12th grade schools. Washington State University’s Vancouver campus is about 5 miles north.

Major retailers along I-5 and local restaurants
Shopping centers and grocery stores are centrally located along Interstate 5 and Highway 99. The Hazel Dell Towne Center has national retailers and restaurants serving pub fare and Vietnamese cuisine. Meanwhile, the Hazel Dell Center has local businesses, restaurants and a bowling alley. Fast-food restaurants, auto shops and sporting stores stand alone in this retail and dining area.

Various trails, Vancouver Lake and park improvements
Hazel Dell has neighborhood and county parks with trails and playgrounds. Just west of Hazel Dell, Vancouver Lake Regional Park spans 190 acres and has trails around the water, where kayaks, canoes and windsurf boards glide. “There is an edge of Hazel Dell where you can get to the Cougar Creek Greenway. There are different little trails you can go on; you'll find the Burnt Bridge Creek Trail that’s pretty popular with people walking, hanging out and doing outdoor activities,” Marks says. Local youth and adult sports groups reserve athletic fields at Luke Jensen Sports Park. Hazel Dell Community Park was one of the first parks built in Clark County. Improvements will begin in the park in 2025, including an outdoor classroom, open lawn and nature play course. The county has not yet shared the expected completion date.
Just west of Hazel Dell, Vancouver Lake Regional Park spans 190 acres and has trails around the water. Residents enjoy fishing and kayaking on the waters.

Farming culture and Armed Forces Day
Heritage Farm has been a fixture of Hazel Dell since the 1850s when it was run as a poor farm on Northeast 78th Street, earning the street the moniker of “poor farm road.” The site was expanded, and Washington State University Extension began using it for research and experimental farming. In addition to the farm, the Armed Forces Day celebration is a source of pride in Hazel Dell. The festival is held in May, and the Parade of Bands is its main event. Over 5,000 people walk from Northeast Hazel Dell Avenue over the bridge to Highway 99.

C-TRAN and commutes into Vancouver and Portland
Interstate 5 runs north and south through Hazel Dell, connecting the city to Vancouver, about 5 miles south. Portland and the Portland International Airport are both within a 15-mile drive. The airport has nonstop flights to both international and domestic cities. The C-TRAN bus system serves the city and has a transit center on 99th Street.
