Master-planned peaceful community with space to grow
There's land out here in Mission Hills, on the southeast corner of Las Vegas Valley — including parcels large enough for multi-family complexes. "It's the outskirts, but not like the rural outskirts," says Shane Judge, Realtor with Las Vegas Sotheby's International, who's been selling in the area since the early 2000s. "You can still get land for as low as $105,000 an acre, and there aren't many places in Las Vegas where you'll find that." Mission Hills is also a master-planned neighborhood of homes built from the 1980s to new construction. It's quiet, uncongested and doesn't feel like the city. And that's what homeowners want. Most of the street names suggest a far-off time or place: Calamity Jane Lane, Wild West Drive, Paradise Coach Drive and Heavenly Harvest Place. Others are given the Spanish names of California mountain ranges. The community is home to Nevada's first state university, built in 2002 and the oldest running casino in Nevada, situated where three freeways meet. It's also the last stop on Interstate 11 before Boulder City — gateway to the iconic Hoover Dam.

More affordable than Las Vegas
"The biggest reason people move here," adds Judge, "is you're gonna get more real estate for your dollar. If you go somewhere with more city action, you'll pay more.” Residential options are a mix of condos, townhouses and single-family homes, many in custom or semi-custom gated communities. Gated condominium and townhouse communities built in 2006 ask between $300,000 and $400,000. Newer single-family gated communities with two-story southwestern-style architecture, such as Liberty at Paradise and Auburn Ridge, also ask between $300,000 and $400,000. Single-family homes constructed in the 1980s and 1990s without HOAs range from $600,000 to $700,000. Many are ranch styles, featuring stucco exteriors, elegant stonework and desert-friendly pebble yards with hardy trees. Larger lots allow for towering palms. Pride of ownership is evident on every clean, wide street.

Well-equipped parks, Clark County Museum and Railroad Pass gaming
For exercise in the neighborhood, friends head to Mission Hills Park to shoot hoops, play pickleball or burn off energy on the covered playground. There's even a splash pad for cooling off in the Nevada heat. When it snows on a rare occasion, as it did in January 2023, kids converge on the park to sled and make snowmen. "Fun fact," adds Judge, "Mission Hills butts up against the McCullough Hills and Black Mountain, and you can ride your side-by-side or ATV on the trails in back of Mission Hills all the way to California. It might take you a couple hours." Skateboarders head two miles east from Mission Hills Park to ride the ramps at Paradise Pointe Park, which also has a playground, picnic shelters and horseshoe pits.
"There's not much out here as far as nightlife or amenities," says Judge. "It's nice and quiet. And there's a lot of old history in these hills, which is why the Clark County Museum is just up Boulder Highway." The Clark County Museum, which originated in the 1960s, is considered the premier place to dig into Southern Nevada history. Its collection of nearly a million artifacts includes treasures such as clippings, recordings, Native American basketwork and historic farming equipment. "If you're a trucker," says Judge, "you can play or stay at the Railroad Pass Hotel and Casino. Truckers stop on their way to Boulder City or heading to Arizona, because it’s right at the intersection of 95, 93 and 11."

Close to Water Street District and Boulder City
Just past Railroad Pass, casual diners, fast food drive-throughs and the Hoover Dam Museum are found along Boulder City Parkway and Nevada Way. Six miles north, the Water Street District in Downtown Henderson is a destination for family-owned restaurants, unique boutiques and classic casinos. Gold Mine Tavern in Water Street combines cold beer with a huge patio, and Mexican specialties are served at Juan's Flaming Fajitas. Remedy's Conestoga Way in the neighborhood, and Wildfire Boulder a mile or so north, are open for table gaming, slots and billiards around the clock. Groceries are convenient at Albertsons on College Drive, about 3 miles northwest of central Mission Hills.
Water Street District in Downtown Henderson is a short drive away from Mission Hills.
Mission Hills is the last stop on Interstate 11 before Boulder City and Hoover Dam.

B-grade public schools and Nevada State University
Public schools are within the Clark County School District which gets a B on Niche. Kids who start at Marlan J. Walker Elementary, given a B, head to Jack and Terry Manion Middle, which gets a B-minus. Older students advance to Foothill High, which earns a B. Foothill students can dual-enroll with Nevada State University to earn college credits. Lake Mead Christian Academy, about 5 miles north of Mission Hills Park, offers a private option that gets an A. For higher education, Nevada State University is within less than a mile biking distance of homes in southern Mission Hills and only about a 3-mile drive from the farthest northwest tip of the community. Formerly known as Nevada State College, the school officially changed its name in 2023 to clarify that it offers four-year degree programs.
Foothill High School's baseball team was Nevada State Champions in 2023.
Mission Hills is home to Nevada's first state university, built in 2002.

Easy Interstate 11 access, 25 miles from the Las Vegas Strip
Commuters appreciate living just off Interstate 11, which heads into Henderson's downtown Water Street District within a 6-mile drive. It may also be worth the 25-mile trip to The Strip to dine at famed restaurants owned by celebrities such as Bobby Flay and Gordon Ramsay. The Harry Reid International Airport is 15 miles from central Mission Hills. Adds Judge, “It’s also so easy to travel back and forth to Arizona from here."

Recycling water for sustainability
"We have one of the best water reclamation processes in the U.S.," says Judge. In fact, Southern Nevada is one of only a handful of places worldwide where about 99% of all indoor water is recycled. Unused water indoors flows to a treatment plant and is returned via the Las Vegas Wash channel to Lake Mead — achieving a net-zero effect to sustain the community's water supply.
