Older community less “cookie-cutter” than newer neighborhoods
As one of Henderson’s older master-planned communities, Whitney Ranch offers a wider range of styles and price points than what one can find in many of the city’s newer neighborhoods. “It’s not as cookie-cutter as some of the nearby communities. Since the homes are a bit older, they have a little more variety. Whitney Ranch offers similar great amenities that you’d find at a ‘more desirable’ community such as Green Valley Ranch at a more affordable price,” says Peter Benedicto, a realtor with eXp Realty who’s been living and selling homes in Henderson for three years. “It’s well connected in terms of local amenities and getting around the area,” Benedicto says.

Spanish-style homes offer range of options, amenities
Homes here include one- and two-story single family homes and condos within easy reach of great schools, parks, recreation centers and stunning mesa vistas. Whitney Ranch’s original homes, built in the early 1990s, feature mostly Spanish Colonial-style homes with brick driveways and attractive desert landscaping. The median price for a town house is $355,000 with prices as low as the mid-$200s. Single-family homes range in price from the $300,000s to the $600,000s with a median sale price of $447,500. Most of the homes have two- to three-car garages. Residents here save money on gym memberships by working out for free at the Whitney Ranch Recreation Center. Benedicto is a big fan of the center’s tennis courts, which he says are gorgeous. The community’s expansive walking trails and parks, along with its recreation and aquatic centers allow residents room to move around and get to know one another. These open spaces also help make up for the community’s smaller lot sizes.

Free recreation includes pickleball, tennis and a nature preserve
Hikers, bikers and meditators frequent the expansive Whitney Mesa Nature Preserve two miles away. The payoff for those who make it to the top of the mesa is spectacular sunrise and sunset views. Stephanie Lynn Craig Park is a popular spot for playdates, children’s birthday parties and cookouts. Pickleball fans don’t have to settle for a retrofitted tennis court. Thurman White Middle School Earns Top National Honors
Schools are right in the neighborhood. Students can attend Harriett Treem Elementary School, which Niche rates with a B-minus grade. Middle schoolers can attend the Thurman White Academy of the Performing Arts Middle School, which received the 2020-2021 Dr. Ronald P. Simpson Distinguished Merit Award from Magnet Schools of America. Thurman, which earns a B from Niche, offers dance, visual arts and other arts courses. High schoolers can attend the A-minus-rated Green Valley High School, whose renowned band has performed at Carnegie Hall, the Macy’s Thanksgiving Day Parade, and two presidential inaugurations.

Locals make adjustments to counter hard water buildup
Water in Whitney Ranch and other areas of Henderson is especially hard so many residents invest in a water softener to counter mineral buildup that could potentially damage their plumbing. Nevada has no state income tax and its property taxes are some of the lowest in the country. However, higher sales tax cancels out some of those savings.
