Heritage Hills is a private condo community with lots of activity
Heritage Hills is for everyone. The private condo community, part of the town of Somers, was once exclusively for households with at least one resident age 40 or older, with children under 16 barred. Those restrictions were dropped in 1987, and the area is now filled with people of all ages. To many of them, Heritage Hills is a getaway from the pace of city life. “It feels very much like a vacation,” says Hope Ross Mazzola, a licensed associate real estate broker with William Raveis, referencing the community’s many amenities. The residential area is close to several restaurants and shopping centers.

One-, two- and three-bedroom units are spread across 30 buildings
One-bedroom units can range from $360,000 to $650,000. Two- and three-bedroom units often go from $450,000 to $820,000. Each of the area’s 30 buildings has its own management and board. HOA fees vary by building, Mazzola says, but usually run from $500 to $700 per month. Residents also pay a fee to the Heritage Hills Society, which plans social events and helps with the upkeep of the neighborhood. These fees often go from $160 to $260 per month. “Consistency is important to a lot of the condos,” Mazzola says. “You have to follow some rules... but if you’re living for ease and convenience, it’s a great place to live.”
Yards are grassy and can feature bushes, trees and other plants, with lots of variety from house to house. Narrow two-lane streets snake through the car-dependent community, which is not gated but does have a dedicated security team. Most units sit on cul-de-sacs. Roads rise and fall with the area’s hills, and woods with several kinds of trees surround the region.

Go swimming, play pickleball or make something in the woodworking shop
The community features five pools, six tennis courts and four bocce and pickleball courts. Its activities center has a stage for theatrical performances and rooms for table tennis, billiards and woodworking, which Mazzola says is an especially big hit with some residents. “It’s a huge shop.” Mazzola says. “It’s a nice thing.” Somers National Golf Club takes public tee times for its course, which features water hazards on eight of its 18 holes.
A few miles south, Reis Park has lighted sports courts, nature trails and playgrounds. It also houses the Somers Public Library. Muscoot Reservoir Recreation Area is known for its brown and rainbow trout, which get restocked each spring. The Elephant Hotel was once a social hub for circus owners and members of high society; it now contains the Museum of the Early American Circus and the Somers Historical Society.

Run in the Turkey Trot and pick up produce at Somers Farmer's Market
The Somers Farmer’s Market is held on Sundays at HoneyBee Grove Flower Farm from June through October. The community’s annual Thanksgiving morning Turkey Trot 5K race at Somers High School raises money for the school’s track and field program.
Italian and American cuisine is close, as is DeCicco & Sons groceries
The Grille at Somers Pointe, at Somers National Golf Club, has a patio and a tiki bar. Other nearby restaurants include Il Forno Italian Kitchen & Bar, which makes brick-oven pizzas and other traditional fare. Bobo’s Cafe, a regional chain, sells coffee and health-focused breakfast bowls. Mazzola says it’s a popular morning gathering spot for residents. Prime Pub serves upscale American cuisine in a casual environment. Residents have access to DeCicco & Sons for groceries and CVS for essentials. Just east of CVS is St. Luke's Episcopal Church, which also runs a community thrift shop and food pantry.

Somers Central School District gets high marks from Niche
Students are served by the Somers Central School District. Kindergarten through second-grade students can attend Primrose Elementary School, which holds a B-plus score. Somers Intermediate School, for grades 3-5, gets an A-minus, and Somers Middle School earns an A. Somers High School offers the International Baccalaureate program, which focuses on critical thinking. It receives an A-minus. The nearby John F. Kennedy Catholic Preparatory School, a private academy for grades 9-12, collects an A-minus score.

Somers High School offers IB programs for local students.

Residents don't have to shovel snow, and Putnam Hospital is close
U.S. Route 202 runs south of the region, and U.S. Route 6 is a few miles west. The area is around 20 miles from Danbury, Connecticut, and close to 50 miles from Manhattan. Westchester County Airport is about a 20-mile drive, and Putnam Hospital, with nearly 165 beds, is roughly 7 miles away. Snowstorms can impact the area, but Mazzola says residential streets are quickly cleared, and Heritage Hills takes care of any necessary shoveling.
