The neighborhood of Lloyd wraps around Highland in upstate New York, literally over a mountain and through the woods from the hamlet. It’s just one of many such areas strewn across the rural upstate region, characterized by the 1,125-foot Illinois Mountain sloping skyward west of Highland. “All the areas have something special,” says Patty Kowatch, an associate broker with Keller Williams Realty Hudson Valley North, of the communities scattered throughout the region. “A lot of the people I work with like to be out in some of those areas because they’re not right in the city center, but it’s close enough to hit some of the activities and festivals.”
While it encircles Highland’s busier streets, Lloyd offers a quieter respite with sparse homes alongside farms and orchards. It’s a quick trip into the hamlet, though, and recreation isn’t far away with the eastern corners of Lloyd reaching the banks of the Hudson River. “You have to go through the towns to really understand what they offer,” says Chrissy Paterno, an executive assistant and transaction coordinator for the Quintana Team. “The Borscht Belt, Woodstock’s hippie-artist area, New Paltz’s academics – each little town has something to offer. It’s kind of like finding what you’re looking for and you’ll probably find it in one of these towns.”

Parks near the river and the mountain
Franny Reese State Park’s 251 acres sprawl alongside the Hudson in southeast Lloyd, sitting on a bluff overlooking the Mid-Hudson Bridge with trails and relics of the past within. Hikers and mountain bikers take to trails on Illinois Mountain, which has several radio towers soaring above the foliage that turns brilliant colors in the fall. West of the mountain, visitors to Tony Williams Town Park play baseball, basketball and tennis or simply have a meal at its picnic tables.
Riding the waves of the Hudson River is one of the region’s most popular pastimes. “We have tons of marinas,” Kowatch says. “You go out on kayaks, canoeing or motorboats. People jet ski and there’s tons of water activities and hiking activities. In the wintertime, you have skiing and everything.” Natural swimming holes can be found in the wilderness as well, though their locations are often kept quite secret. Anglers cast lines at the Black Creek Wetlands Fishing Area.

Scenic walkways and sports facilities
The Walkway Over the Hudson branches off of Highland but is easily accessible from Lloyd, a bridge more than 6,700 feet long. Those taking the bridge ride an elevator up to its cantilevered span and walk, bike or rollerblade across. Within Lloyd, Wilklow Orchards offers a venue for apple and pumpkin picking depending on the season, and DuBois Farms has a tavern on the property. “You can have kind of a little bit of everything,” Kowatch says. “It’s a beautiful area.” Apple Greens Golf Course’s 18 holes are pockmarked with sand traps and water hazards, and regardless of how a day on the greens go, golfers can hit the restaurant there afterward.

Architectural variety amidst the landscape
Properties in Lloyd showcase a variety of architectural styles, from split-levels to colonials and Cape Cods. Ranch-style homes and farmhouses are also common designs. “You have right-in-the-village houses, and then further, more rural places that have more property,” Kowatch says. “I put a house on the market in Highland where it’s like you can walk outside, put your hand out and touch the neighbor.” Prices for single-family homes typically fall anywhere between $300,000 and $700,000.
Residents can also find some homes on the Hudson, though those sit outside of Lloyd. “There’s some gorgeous homes all along from Highland all the way up to Esopus,” Kowatch says. “They have access to the river on their own little beaches and docks that go out into the river.” Within the neighborhood, residential streets are primarily concentrated in a few different areas, making for a close-knit atmosphere. “It’s a sense of community,” Paterno says. “Each place has a really unique community that would fit each individual. You can find your niche in these little towns; they all have their own little thing.”

Shopping and dining to the west in New Paltz
The Hard Roll Deli sits along Route 299 within Lloyd, and in the southeastern corner of the neighborhood, the Wagon Wheels Deli has a menu encompassing pizza, breakfast food and more. More restaurants sit in a corridor down Route 299 in New Paltz, where diners can stop in at New Nelly’s Restaurant, for Dominican dishes, or Bubbakoo’s Burritos. “It’s not as rural as Marbletown, Stone Ridge or High Falls,” Kowatch says. “It’s a little bit of a larger community town center. It’s not really in a big, expansive area: if I hit all those towns, I could probably do it in an hour and a half.”
Lloyd residents also head down the same road for grocery shopping, where there’s stores like Tops Friendly Markets and ShopRite. “For local, small-town shops, you can walk around New Paltz,” Paterno says, “and go into the shops and buy all the little, unique things you wouldn’t find at Walmart in the town.”

Education to the east in Highland
Since Lloyd encircles Highland, students head into the adjacent neighborhood for the first two schools on their educational journey. Highland Elementary School garners a B-plus rating from Niche, and after graduating fifth grade there, students move on to Highland Middle School. Highland Middle scores a B and runs through eighth grade, and enrollment then moves west, into Lloyd, to the B-plus-rated Highland High School. The school’s theatre company is known as the Harlequins and have put on performances of “The Little Mermaid” and other productions in the past.

Lloyd residents can head to New York City by way of the Poughkeepsie Train Station.
Thruway access a few miles away
Residents have convenient access to the New York State Thruway, as an interchange to the highway sits less than 4 miles west of Lloyd. From there, motorists are able to reach Albany, Buffalo, the Bronx and other major New York cities. New York City itself is less than 80 miles south of the neighborhood. “That area is close to New Paltz and close to the river,” Kowatch says. “Right across the river from there, it’s a quick trip to get on the Poughkeepsie train station to get down to the city. You can hop on a train and go right to Yankee Stadium or right to Grand Central.” Route 9W connects Albany with parts of New Jersey and runs through two different parts of eastern Lloyd.
